Architect's fees for a side return extension - what are reasonable charges?

We've been quoted £1500 including all Building Regs, Planning permission fees etc. Is this reasonable/steep? I know I shoudl get more quotes but if this is okish I'm ok with that. Thanks

It depends on the build cost but it sounds very steep to me. I'm a building control officer so know a bit about what people are charged.

Have you tried a technician as opposed to an architect? They are ususally much more reasonable.

Thanks. He's said he's quoted the max so likely to be lower, possibly. His costs seem to be approx £800.

Sounds slightly on the high side for where we are ( London) - assume it's just for drawings? But it depends where you are and the scale of what you have in mind. We paid a percentage of the build cost but that was for project management as well.

I would always get three quotes, and look at getting a surveyor or technician if what you want is relatively straightforward. RIBA are helpful and will email you a list of possibles if you tell them what you are thinking of doing.

Hmm, thanks. Was hoping it was in the ok range so could avoid getting too many other quotes but I'm going to have to aren't I? Thanks though.

We got a few quotes and in the end paid £1000 for plans and building regs stuff for a rear 2 storey extension. We are oxfordshire. That was with an architect.

£1500 sounds about right if all planning fees are included in that. In fact, it sounds reasonable.

Oh, some alternative views. Thanks. What does an architect do that a technician can't? Will they do the same liaising with teh builder shoudl things start to Go Wrong Pavlov-style?
