My buyer has requested a 'home buyers report' survey. I've never had one of these before.
IME the surveyor pops in and out, this one is staying for 2 hours ...

He is 15 minutes late.
What can he do in 2 hours?

We just had one of these done on our house this week and the surveyor was in and out within 20 mins. In fact the report he did made the house sound better than when we bought it five years ago!

Don't fret

God, cavs, i love you
He has not turned up yet!...my tummy is churning. I live in an old cottage, and lord knows what he might find, thanks for your positivity.

Perhaps he won't turn up!

I'm a surveyor and have done Home Buyer's reports and I promise I'm not scary Most would generally take about an hour

Its basically more in depth than a straightforward valuation survey but not as detailed as a full building survey. info link

Watch him in your void spaces though
