Homebuyers Report

Hi
Our buyers have arranged for the surveyer to come round to do the Homebuyers Report - I have just read online that it can take between 1-2 hours. Ours is a small 2 bedroom house - do you think it will take any longer than 1 hour?
Also, how thorough are these? Will they be routing in all the cupboards or just the visible parts?

A homebuyers report is the most basic survey available - done by the lender to ascertain that there is a property there for them to lend against and does not have any major flaws that they will need to hold a retention on - so they probably won't be going through the kitchen cupboards but will be checking you have four walls and a roof!

I reckon that probably take them about an hour.

Hi Househunting. There are different types of surveys etc.

The most basic is the valuation carried out by the lender. This is just for the lender so they can decide that the house is worth what they lending. It is usually not very detailed although lenders surveys these days (since the credit crunch) are certainly more cautious.

The next is the Homebuyers. It is less detailed and cheaper than a propert building survey.

The building survey is more detailed and more expensive.

well i remember a surveyor doing one on our old house in in urm.. five minutes... i think they say 2 hours to lure you into thinking its actually comprehensive, when it is anything but.

We're selling our house (4 bedroom semi) and the buyers bank did a valuation of 10 minutes and the buyers had a full structural survey taking 2 hours. The homebuyers report would be in between.

If you are in Scotland then the home buyers report will take a while. My 4 bed took over an hour. They check everything including how well cupboard doors are attached in the kitchen.

Thanks all. I am in England. DH has said the Surveyor thinks it should take about 45 mins.
