Go for location, especially if you can do it up the way you want and it will be an easier move.

I would go for number 2 in the more desirable area. You can do up a house over time (ie when you can afford it) but you can't improve the area.

Also number 2 is a sure thing (by the sound of it) whereas your flat could hang around on the market for months and you might miss out on house 1 anyway.

As others have said you can improve and sort out over time but you joining an area may not be enough alone to make it more desirable! grin

Actually you sound like us I have just realised.

One house was a stunner - a beauty - done up immacuately - lovely views but really the wrong side of city for us. The other house which we have almost bought is in a much better location but needs Work.

House you can change, location you cannot. And right now I reckon you need to think really carefully about how far you can stretch your budget and if you will need to move again...

I agree with all the rest - go for no 2! Overtime you can make it look as good as no 1 and it will be in a better location - whereas number 1 is probably as good as it is going to get but will still always be where it is!

This is of course assuming that being a few doors down from your folks is a good thing grin!

Always buy a crap house in a good area as you can improve the house, not the area.

Definitely buy number 2.. you will add value by improving the house and near schools etc.
