my friend is worried that in those weeks her buyer will change her mind - could it take less, surely everytbhing is computerised now?

I may be wrong but I think that if you pay a little extra you can get the searches back almost immediately.

It won't be Land Registry searches - they are mostly turned around the same day (I used to work there in a former life!), more likely the Local Authority searches. I've no idea why they take so long.

You can do them yourself online at the land registry website.

yes, it must be the local authority searches...

surely these were done as part of the HIP?

hotHELL Tue 15-Jul-08 13:12:30

i think the property has been on the market for so long, HIP does not apply..

You can pay someone to do a same day search - ask solicitor. Some are a bit hmm about it.

you can take the local search round yourslef if you want to. Its called an expedited search and costs about £30 extra. You literally walk it from department to department and get the answers to the queries ( whihc will generally be - we don't provide the information to answer this question!!)

ahhh, it all sounds a bit complicated.
