Need to do gas and electric inspection of new house: recommendations please?

Hello,

We've done a structural survey of the property we're buying and the surveyor recommended a separate gas and electric inspection (I know this is normal as they are not experts so they're covering their backs).

The property has recently been renovated and the electrics seem OK, but we definitely would want the gas / boiler / heating checked.

But we don't know where do start.

Can anyone recommend a company doing such checks / surveys?
What search words should I use to google such companies?
And what's the approximate costs of this?

Finally, will the gas inspection also check whether the heating works in all radiators in all rooms?

Any advice would be greatly appreciated!

Go onto British Gas website and see what they can offer. Alternatively type in gas and electric safety check and your local area on the web.

For gas a local gas safe registered heating engineer will be able to check the heating system over for you.

For electric you want an NICEIC certified electrician to provide an EICR (electrical installation condition report).

However your solicitor can double check with the vendors' solicitor if these certs are already in place as they may or may not be.

Having just had an EICR done for a rental property all I would say is get several quotes - mine ranged from £200 - £650! It depends what you want checked - a basic safety check and check circuits are working will probably suffice. You probably don't need them checking every single socket and light fitting.

I have been thinking about having the same checks done on a house we are buying - it’s a 1930s house, that was extended about 15yrs ago.

Yes same here - it's a 1910-1930 house extended 4 years ago ...

Is it worth it? You could end up spending several hundred pounds on surveys and they wouldnt really tell you anything new.

To some extent you have to trust the sellers and work on the basis that things are alright. Anyway as part of the standard searches the lawyer should be able to determine how old the boiler is and how recently its been serviced.

You could ask the estate agent to have another tour of the house and have a look around and feel the warmth being provided by the radiators. And put any oney saved towards a fund for general maintenance of teh house.

My gas certificates costs £90 (I've had three different gas safe guys do this as I own several properties) and EICR £130. But your seller should provide these - get your solicitor to ask for them.

Im selling my parents house and I just did a Gas and boiler check cost £90
I didn’t have to do this but I thought it was the least I could do
Also if you go on line google something likes Gas safe check you can check when the most recent certificate was done and you can buy it for £10
I am pretty sure it’s the same for electric ones as I got a copy of the most recent electric certificate for my parents house

It's normal for the buyer to get these if they want them, not the seller. You can ask, bit they will likely say no, or be advised by their solicitor that it's something a buyer should be paying for, as per surveys.

Plumber.
Electrician.

All surveys say this as a way of the surveyor covering themselves. I’d just get it done once you’d complete tbh.
