Moving to Wythenshawe M23 (South Manchester)

Hi, may I get some advice about moving to Wythenshawe? Which area would be better? Which area should be avoided?

Alot of wythenshaw is not great.
I have a friend in Baguely who likes it. If you can afford the edges of Sale that might be a nicer bet.

Agree with PP, it's not great. Nearby, but nicer areas, are Timperley, Cheadle, Gatley, Brookland and Sale.

Unfortunately not, sorry OP. It's all very similar. Baguley is slightly better because of its proximity to Wythenshawe Park. (I grew up in Wythenshawe - I wouldn't really want to go back). If I had to go back,
I'd say Sharston isn't too bad and is closer to Gatley, which is a nice place.

I'd steer clear of Wythenshawe altogether tbh, but if you can state your budget and must haves, we can probably suggest some other areas for you.

Thanks! We are looking for 2-bed/3-bed house (semi/terraced) at around 200k. We can stretch slightly perhaps to 220k if the house condition is good and does not require much renovation before move in.
Safety is the major consideration. Prefer walking distance to Metro and supermarket since I don't drive; and area with good community feel.
So far for the places I visited, I like Sale most. I have been looking at Sale East where the asking price is more affordable, but there's very limited supply and whenever there is, there are many buyers bidding for it..

Where will you be working? I'm assuming that's why you want to be close to the metro.

I think wythenshawe will be a good investment due to the changes in the area that are happening / due to happen. The airport is expanding which should help the area .

You can get a lot for your money in the area.

Most MNers are Sale/Didsbury or bust, so you may not get a balanced view. I have colleagues in Peel Hall who like it there. The tram takes forever to get to town from Wythenshawe though, so if you are commuting towards the city I might look elsewhere.

I’m in sale and no way would I move to Wythenshawe. It’s a rough area full of gangs and house robberies . The trams never run properly either.

I would recommend the streets along Brooklands Road, they are cheaper on the east side but still nice. Definitely try for Sale/Brooklands as there are good tram links.

Actually y just looked on Rightmove and there are absolutely loads of properties within your budget in Sale around near the town centre.

Aren't the houses in that area shooting up in price?

Op, I'd avoid wythensawe at all costs. Its cheap for a reason.

The property upthread in whalley range is nowhere near a metro but it's near a big park and the motorway. Me personally I wouldn't buy a house in Wythenshawe. As pp's have said Baguley and the surrounding areas are nicer and on the metro line. It depends on where you work the metro line from sale etc... is always rammed no matter what time of day. The Wythenshawe line isn't too bad apart from rush hour when it reaches Chorlton. Wythenshawe house prices aren't going to rise as much as others in the surrounding areas due to the Benchill estate. If you want to (eventually) make a profit avoid there if you can!

Try Failsworth, we moved here a couple of years ago (admittedly I was born here and only moved from 15 minutes away. House prices are good and very close to Manchester City centre. We are glad we moved here, we previously lived in Stalybridge which felt miles away from Manchester.
