Support thread - the countdown to June 30th.... will we /won’t we make it???

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

Hey! Same situation here.. we'll need to pay £6,750 of past June 30th. Offer accepted feb 2nd! We thought when it got extended surely we'd make it through yet here we are feeling stressed daily about this deadline.
Like you I have mentally spent the £6k! It's a horrible place to be in. Let's see where we get by then!
I'd love our chain to set a completion date before the 30th, then just aim to exchange some time before, rather than exchanging whenever and setting completion 2 weeks later etc.
Basically OP feeling the same as you 😩

@Ccoffee217 at least I’m not the only one! Everything is sorted barring the searches so hoping to just exchange and complete luckily we are in rented and the seller will move in with her son if her new build is not finished but they are looking pretty finished now when I did the last drive by.

I never had much motivation for housework, but the stress seems to have killed off my want to do anything to this house.

Sounds like you could be pretty close fingers crossed!
Our situation is annoying, we're in a chain of 6 and things were plodding along slowly anyway, then the buyers for the flat at the bottom of the chain split up and it fell through, luckily they found a cash buyer a couple of weeks ago and so they're playing catch up (apparently don't need to order searches as guessing they've already been done!?) so we're just hoping and praying it can all go through next month.
Doesn't help our solicitor is overworked and slow as hell!!
I'm sure there will be lots of people in our position, hoping to hear from a few more on this post, we can provide moral support 👍

Solidarity with everyone on this thread! Thanks for starting it - such a good idea.

We got the results of searches back on Sunday, and the (hopefully final) enquiries are with the vendor's solicitor now... A couple of the issues were potentially contentious and involve holding £1,000 back for if radon remedial works are needed, and possibly indemnity insurance on a right of way. Hopefully our seller is just keen to get this all over and done with and will waive them through, but it's impossible to know!

The seller is buying chain-free so there are only two properties involved but I don't know how far they are with the sale yet.

We've not signed a contract yet or discussed possible exchange dates, and I'm trying to hold off contacting the EA and solicitor until next week, just to give everyone the time to sort things. But it's so hard not to worry when you don't know what is happening.

It feels nerve-wracking knowing time is running down and it'll make such a difference to our finances. Best of luck to everyone on this thread getting over the line!

Joining in too as starting to get anxious! Currently on week 11 since offer was accepted, I'm at the bottom of the chain (3 in total) - everything done for us and our sellers, just top of the chain holding us up - they are moving to Devon and are still waiting on their searches (it's been about 9 weeks since they had their offer accepted), I honestly don't understand why it's taking them so long! All we keep being told is they move very slow in Devon??
I just want a date so badly now!

Joining. Had homebuyer report back and all good, all doc's look ok bar a boundary query, if that can be resolved easily then we just await the last of the searches. Fingers crossed!
God it's stressful!!!

Nice to know there's a few of us in the same position!

Does it irritate you all how your solicitor seems so slow to respond as well? Or just me 😆

I was on the thread for the SDLT countdown to the end of March deadline too 😩😩😩
We've been trying to buy a house since last September when we accepted an offer on ours.
We've since moved into rented so ours went through ok and are keeping our fingers n toes crossed that we can complete on this one (earlier one fell through then we got outbid by ridiculous amounts on lots of others)
Searches/surveys done.
Our conveyancer is fantastic
Theirs? Not so much. We have a few enquiries but they're just not responding.

Short chain only firmed up early April. Buyers ready to exchange (so they say), we've had searches back on our purchase and our minimal enquiries are awaiting response. Vendors are top of chain and say they'll get out for end of June 🤞🤞🤞 I'm ready to float dates but solicitors all seem very reluctant! How can we book removals otherwise?!

Good luck to you all waiting, this deadline definitely puts an extra dimension of stress onto it!

Chain of 4 houses was finalised early Jan - still not sure we'll make the end June deadline and I'm getting so stressed. Everything from our purchase upwards is done - just our buyers and their useless solicitor at the bottom being so very slow. I've tried being so chill about it, really helpful to our buyers, responding to everything immediately - but they don't seem to want to move! Tearing my hair out as my new kitchen also depends on the deadline being met!

Hi everyone! No skin in the game SDLT wise for us as we are moving into rented but I’m really worried that if we don’t make it our seller will pull out or at least try and renegotiate price which we would be furious about as all of the delays to date have been on their side. Should be a simple transaction as buyer has nothing to sell. Surveys done, enquiries dealt with our end. Our wonderful solicitor is lightening quick to respond but our buyer has told the EA that theirs is very slow.

What are the chances of getting a removal firm towards end June?? Have already had one firm say they are fully booked 😫
Emailed about 5 others and don’t even have a move date yet but need to know if there is any chance

We are hoping, fingers crossed! We offered at beginning of March-we are in rented and desperate to move. We’ve had the report, signed the contract and deed but are still waiting for an update-it’s been a week now. We won’t save that much as we’re buying in Wales, but it’s more that our lease is due to run out! But I’d imagine that in the chain of 3 properties, everyone will wish to complete by June 30 as we’ll all save £2.5k each.

Oh we are praying it all works out. Sellers solicitor wants to exchange on friday, but it was our seller that was holding everything up until we chased today!!

Buyer is a cash buyer and ready to rock tomorrow if we could. So I feel so much pressure Shock but just need something to go simple for once in this whole process.

So current approx dates are, exchange on 28th May and complete 25th June which makes me feel nervous as its soooooo close to the cut off.

Need to save me £9785!! As a PP said, we have mentally spent that money already

Checking in….

Our solicitor is waiting for responses to 3 remaining enquiries from our seller’s shockingly slow solicitor. The fly in the ointment is that on Friday we found out our seller has a related purchase! We’d been told he was going into rented (we already are In rented having broken the chain), and now we’re really worried this is going to delay everything. Apparently it’s a chain free purchase, and we’re hoping that it means he’s also equally motivated to complete by 30th June, but it’s just one extra step in the whole process that could add up to a delay.

Fingers crossed for everyone!

Any advice on how to deal with a solicitor who is ridiculously slow to respond!?
Nothing for 2 weeks now despite emailing him 3 times, plus forwarding every one of those to his secretary, and tried ringing but it just rings and rings!!

Is it possible to piss them off enough that they'll drag their heels for you?
Feels like we can't win 😩

@Ccoffee217 Is there anyone at the firm you can complain to and say you’ll leaven them a bad review? We’ve been really worried about our seller’s solicitor who has been slow and there were lots of negative reviews of them on Google and trustpilot for the same issue. It seemed to elicit a response in some cases. So frustrating for you, especially as you’re paying their fees!

We had a breakthrough today as we’re now ready to exchange on our side… but we’re still in the dark about the related purchase our seller now has that we found out about last week. Tense times….

After my seller from February still hadn't found a place I got a best and final bid accepted on another house May 12. Two searches back already and survey done today with no red flags. Seller going in to rental. My solicitor is trying her best to get us done by June 30 (will save the full £15k).
However, my buyers, after proposing June 9 completion, me countering June 11 as my daughter is still doing gcse assessments until then, I have heard nothing. I've got a hotel booked then a holiday let to tie us over the few weeks between, and a decent quote from removals firm for a two stage move, but no definite date! They completed on their sale last week (they have been renting nearby). I mean we are talking completion two weeks from now! And we haven't exchanged! Arghhhhh!

@Livingintheclouds glad you managed to find another place! And it sounds like you're close! I have everything crossed for you.
It's so stressful as our solicitor is one of the 2 partners, he's the slightly younger one though so do we complain to the older one!? It's difficult as my husband is getting stressed and we've realised if we have to pay the stamp duty we'll have to be pretty tight with our money at least for the rest of this year vs if we don't have to pay it we'll be comfortable. So rubbish :-(

Coffee - i would ring the other partner, really polite, and ask if everything is ok as you can’t get hold of X. That is a long time to have no response - from anyone! X

@ineedaholidayandwine Everyone is on the move. To take the stress out you could get a Removal Co to pack and take the bulk of your stuff into storage, and camp in your house for a couple of weeks or even days. The likes of Yellow are practically giving away space for the first month or so. Then on completion day just use a self-drive hire to put the rest in. And decant your stuff from storage when the frenzy has died down.

@Ccoffee217 Has the EA chased? It is their job to hold the chain together, and they can chase the vendor themselves if they haven’t provided the material for the solicitor. Get your EA on it, the vendors EA.

Ah my people! I'm starting to sweat about 30th June now.
As far as I know everything is in place at all ends of the chain except one thing with our buyer...

Our buyer is under the cutoff so wont have to pay stamp duty unless we don't complete until October and currently we are waiting for them to get some paperwork through about a rent charge on their property.

We are the only ones in our chain who are impacted by the stamp duty deadline (it will save us 4K which is either going to be the new kitchen or new flooring in the refurb we have to do)

I proposed completion for 11th June last week and have heard nothing from anyone.
How much should I be chasing my solicitor - I've been averaging a check in with solicitors and Agents about once a week so far... I think once June hits I will be prodding our agent constantly to put on the pressure further down the chain.
