Would you buy a flat in London without EWS1 but in a 4 storey block from 80s

Hi, a first time buyer here.

We were planning to purchase a flat in a building with mainly brick cladding and a small amount of normal metal cladding. The building seems to be from 1970s, certainly older than 1990s. I've added a picture.

Even though most of the cladding is brick, it seems like it has a cavity wall behind the brick cladding. I checked, and most EPCs on the flats in the building assumed there is no insulation in the cavities though it could be missing fire stops ie cavity barriers etc.

So I wonder if it's a good idea to offer on a flat where EWS1 could be required (either now or in the future) due to cavity walls, timber slats...

On the other hand, this seems absurd as it would affect most flats built from 1950s onwards which are likely built like this.

I guess we could start the mortgage application - probably be out of £1000 for the mortgage valuation/surveyor if it turns out it needs an EWS1.

Supposedly there are lenders like Santander that are happy to lend on flats if they are
