House next to Working Men’s Club

DP and I are house hunting and finally found something we really like. Were prepared to offer then noticed it is next to a working men’s club, although separated by trees/small garden.

Would you still offer? We are worried about noise and resale although the house is huge so could move rooms around. Other than that the house is quite rural!

Not for me I'm afraid, you have already mentioned noise which would be my first thought.

Late night comings and goings, delivery's, refuse collection maybe early mornings all that glass being moved first thing on a morning, cars, taxis and other forms of transport (like mini busses).

What about entertainment? do they have bands/singers/bingo/karaoke.....maybe more noise, oh and they may allow functions, weddings and so on.

Parking, would this impact on you?

Also think in the future it could be changed into a restaurant or something like that, smells??? Or something else commercial

I discounted a lovely place to rent for a while because it was next to a pub for all the above reasons.

Parking etc wouldn’t be impacted as the house is set back from the road on a private development. It’s mainly noise and resale. They do allow functions which might add to it.

No I wouldn’t consider offering on a property so close to a club. Re sell could be tricky. I expect the property has been priced accordingly.

It won't be busy at the moment so that will give a false impression.

We lived in a house close to a club which had weekend functions. The noise was horrendous.

Noisy and likely to have an outdoor smoking area which will be smelly in your garden and when you have windows open in the summer. I wouldn't do it.

Nope my first thought was smoking wafting over in summer evenings. I’m also conscious such premises can change hands, could be a restaurant next yr.

I used to live by a WMC many moons ago. I never heard a thing from there but I have to say, I wouldn’t buy the house you describe for the potential issues listed above.

I can almost hear the industrial glass bottle bins being tipped out from reading this post!

I’d avoid OP, especially at the moment with clubs being closed and you can’t scope out the impact for yourself.

It depends, does the car park border the property you’re looking at, I lived in a flat that actually backed onto the rear of a club and I never heard a thing ever, it really comes down to were the property and garden sits in relation to the car park because that is where you’ll get most activity especially late evening, and in the summer time this could have a detrimental impact on the use of your garden especially if they have a large function room used for parties and weddings as traffic could increase dramatically
