Please can someone tell me why my flat isn't selling?!

Price-wise, it's appropriate - even cheap - for the area. I know that it hasn't got it's own garden, but there is a huge communal garden which, in central-ish London, I'd argue is better than a tiny garden.

Admittedly I don't like the estate agents pictures much. It's really light in real life, but they always seem obsessed with turning on all the lights.

Anyway, any tips would be hugely appreciated. Thank you!

It needs to be decluttered. It's looking so much smaller because of the books etc everywhere. The outside shot is awful too

If this is genuiniely your property, then my advice would be

Get rid of the clutter
Paint over the awful mural in the toilet
Remove the photo of the tiny balcony
And once again get rid of the clutter.

Although i'm not entire convined the post is genuine.

I wouldn’t go for a communal garden, especially not so close to Covid. I also agree that it looks quite cluttered, and the lights being on makes it seem like it might be dark without them.

Can you send some better photos to the agent? How long has it been live for?

Yep, so much clutter. It makes it look really cramped and that there is no storage space. You would do well to hire a cheap storage facility and just strip back as much as possible.

I think it looks rather small because of all of the clutter id have to redecorate everywhere as its very personal to you and filling all the holes from the picture would be a pain.

You need someone who is willing to do a bit of work and not want to move straight in.

If you can make It look a bit clearer and less personal amd then retake the photos that may help.

I d agree with previous suggestions, try and get what you can packed away as it makes the rooms seem smaller and if you can paint or replace the doors of the storage in the bathroom I think that would make a big difference

We have actually taken more out of it since the photographs were taken. It's just so hard - it's our home and I want it still to feel like our home until we sell it - what do people do with all their stuff?

My husband is a set designer and turned the bathroom into a jungle for the children. I do realise it might not be to everyone's taste.....

Way too much clutter! If I were you I’d declutter then box you everything you don’t use frequently and put it in storage for a short while. The towels etc in the bathroom all need to be out of sight except one which can be neatly folded over the bath. The pictures etc need to go. Maybe keep a couple of neutral ones.

Ummmm ... you really like books then?

If this is genuine then get rid of all the clutter. Paint over the bathroom. Really just put stuff in storage and have the bare minimum out.

I have no idea why you think that amount of clutter on every surface bar the ceiling is acceptable in Rightmove photos. Bizarre.

I actually really like your style BUT not many others will. It's cosy and welcoming, but, every room is SOOOO cluttered. The photographer should have asked you to move the clutter as he/she was taking each photograph. I think lots of people will be put off by how much work they'll have to do to neutralise the decor.

As pp said it's probably the clutter - the photos are so busy I struggled to make out what the rooms were on first glance.
The photo of the balcony adds nothing - ask for that to be removed.
The painted leaves in the bathroom are very personal taste.
Overall I think it's hard to visualise the space without your possessions in it as it's so busy looking.
On the plus side it does look very bright & sunny!

Agree with pp - it's a nice space but hard to see it because of all your things. Can you box up all the books/loose objects and store them away for the photos? And tidy up the balcony a bit. The bathroom is quite quirky and may be off putting to those who just want to move straight in. I also wonder if its the proximity to the train line - I'm in London and looking and won't usually consider anywhere that backs onto a train line. Not much you can do about that obviously, but is it reflected in the price?

You cannot see the bones of the property due to the amount of stuff you have. Literally every surface is covered and people have no imagination.

You need to make it easy for them to imagine themselves in the space and most people would struggle.

Hire a storage unit and pack up a lot of, well, most of it. You are going to be having to pack anyway so you may as well start now.

I agree with PP, it's hard to see the flat behind all the belongings. Particularly the kitchen looks really small because of the bookcase, could you shift it out of the way for a photo at least?

I wouldn't like a second/child's bedroom with a door to a balcony. Could you swap the beds around and show the second bedroom as a double?

Picture 9 doesn't really do any favours for the balcony, I'd take that one down. Could you post a picture of the communal garden? I'd only read the description if the pictures intrigued me, and I'd have missed the garden space if you hadn't said in your post.

You need to decouple your feelings from the flat if you want to sell it. Start to think that it's not yours, you have to style it to the majority of tastes. You literally can't get a sense of the space with all of your stuff in it. I think it looks like you don't want to move.
