Extension on a corner property

We are applying for planning permission to put an extension on our corner property that goes right up to the boundary. Lots of other properties in the area have done the same, including the next door house on the other corner.

The planning officer came out today and said on corners they need to have 1m clear space between the extension and the boundary. But this isn’t anywhere in their own guidance.

Can they refuse us permission if it’s not in the guidance and the next door property has done the same, even if it was 10-15 years ago.

We are really far back from the road at the front so no visability issues there. Then the side road is up and do so no issues there

Which area are you in? We're in the process of applying for planning permission and I know the rules have changed significantly over recent years - councils are keen to maintain access from the front to the back of the property . We're semi-detached in a cul-de-sac - our adjoined neighbour has extended to the boundary, as have about 10 other houses (out of 40). But all done 10+ years ago. We're required to leave 75cm for single storey extensions, 1m for double storey (hence the question). I've just checked our rules for corner plots and it just says "sufficient space between extended property and back of pavement to maintain the character of the surrounding area". Have you checked all the planning documents (these rules here are set out in a document called Supplementary Planning Document 4 (SPD4))? Might be something similar?

We are in Merseyside. There’s nothing on the councils planning page specific to corner plots. There’s a car port at the back so even with the extension we’d have access to the back of the property from the street
