I've posted here before and had some useful help....I've tweaked my plans, and have the below.

But I really wanted to keep my existing original fireplace and larder cupboards.

However I have lots of constraints.

  1. I want the kitchen in the central area, not at the back
  2. I have a manhole (marked MH) which can't be moved or built over
  3. I want the dining table to be with the kitchen and not in the 'family room'.
  4. I want the kitchen diner/family room to have separation and not be open plan
  5. The guest room at the front need to be kept as is.


Is there another way of configuring the kitchen units so I still have the fire place/cupboards?
I'm not massively keen on islands, but would love to see if anyone has any ideas that might not have been thought of?

I have included a picture I really like which I hope the utility area might help throw some light into the kitchen-diner, but still help me not have total open plan.

I'm doing this on my own (no dp) so it's a bit daunting!

Switch the window and doors into the family room and have your kitchen run along that side and in front of the utility, and have your dining table in front of the fire place?

Actually I'd read the windows and doors the wrong way round... But somehow over that side, along that wall against the family rather than the bedroom, as I think it's preferable to have a sink looking out. Maybe you could make the pantry opening a bit smaller and have more units over that side? Does that make sense?

(Sorry if it doesn't, I've been at work all day typing some proposals & funding requests and it has fried my brain!)

And what is in the bottom right of the kitchen area, is it something built in or is it open?

Are the oven and sink going where marked on that plan or are you trying to change it?

I'm trying to change it so I can keep the fireplace & if poss the pantry cupboards
