Maintenance Checklist?

So, bought a new home and one thing I want to do is have a maintenance checklist so I keep it in good condition.

I read this article some time ago: Keeping up appearances: How much should you on top of home maintenance spend on your home’s upkeep?

It doesn't list in enough detail specific things to keep on top of. I get the setting aside 1% of house value for maintenance jobs. Just wanted a maintenance checklist of the main things to spend it on. Here is a start but would be great if others offered their ideas too...

  1. boiler
  2. plumbing
  3. electrics
  4. flooring (split room by room)

I always start at the top, so roof and gutters first. If you can, get your gutters cleared each year, and ask the person doing to take photos to show you.

I question the 1% of value figure...a good size Victorian terrace might be a million in London, £400k in Midlands for exactly same house

However, agree on maintaining by checking over and fixing things VERY promptly: Spring and autumn cleaning yourself will help you spot things that need sorting

Gutters & boiler service are regular jobs, flushing central heating... but otherwise it’s cleaning/caring for property and fixing or updating on a somewhat regular basis ... I’d save 1pc for those costs but not expect to spend unless big jobs come up

We just bought a house too! That article looks like a reasonable base but with it being USAmerican quite a bit of it doesn’t really fit our British houses I think. I guess it’s a case of starting your own list, room-by-room, system-by-system as to what you want to be doing weekly/monthly/quarterly/annually, same as general cleaning tasks.

Off the top of my head, some maintenance things I already do in my rented place

  • Maintenance wash on the washing machine (high temp with a special washing/descaling tab, my machine has a dedicated setting for it) - monthly


  • do a sink unclog treatment on bathroom & kitchen sinks - monthly


  • bleed radiators - annually early autumn
