Can someone tell me how Rightmove works?

I have been following a particular property which went under offer in August. It is the one that got away. I have badgered the EA about it enough to know that as of a week ago the vendors still had not found somewhere to buy and as a result had not given the go ahead for their solicitor to issue contracts.
I still pined looked at it online though just in case.
The same for another house which is above our max budget and DH refuses to even look at it, as of Friday it was still there (I keep checking in case the asking price comes down!).
Now they have both completely disappeared online - not on the agent's website or Rightmove.
Is this an automatic thing? Or would the vendor/ buyers have requested this?

Similarly, our house is still up as SSTC - should we ask for ours to be taken off too? Or will it come off automatically? Some seem to be SSTC for ages - I just don't understand how it works.

Are there any advantages to having it on Rightmove as showing under offer? For the agent I assume but not for us? If this sale falls through and we relist in a couple of months won't that look bad?

From what I've been told some estate agents leave them on right move for a little longer to drum up interest and get enough leads should the sale fall through they can call back people who originally left their details with them should the house become available.

Other estate agents take houses off right move the minute a sale has been agreed normally takes a few days for it to disappear off right move but it still will show up on the estate agents website but with either sale agreed or under offer or sstc across the picture of the house in question.

If a house is no longer showing on the estate agents website either then I would take this to be the house sale has gone through successfully so no need for it to be on their website anymore.

Rightmove charge a flat fee for a house listing for the agents per house depending on their size. The agent needs to upload then update the details. Any change is because the EA has made a change in their interface. Most EAs ime are lazy and shit so properties show for far longer than they really are available as EAs just don’t get their arses in gear.

It’s in the agent’s interest to have loads of properties uploaded to make it look like they have a massive share in the local market.

When you say completely disappeared, have you searched for them AND ticked the box for “ Include Under Offer, Sold STC...” ?

Some people will only offer on the understanding that the property is taken off the market.

I would say it's likely the vendors decided not to sell as they couldn't find anything, so it's off the market.

Anything sold (finally sold) shows as that, agents like to keep sold houses to show they wreer good at selling in the area, also rightmove keeps these so people can compare prices.
I think you need a specific reason if you want them to remove SSTC or Sold houserather than just request it. One of which - decided not to sell.

If it's taken off the market, the listing won't appear anywhere.

I noticed some houses have disappeared. But if they sell they should eventually appear in the houses sold lists. But I read that the land registry is behind with updating properties sold.

Ok, so the one that is too expensive has reappeared today with a new agent (and now "offers over" a price £5k under their previous listing ). I hate offers over, especially if it is at an already inflated price.
The one that got away is still bugging me though - it definitely hasn't completed, maybe they have just withdrawn it altogether.

Properties are removed from the portals by request of the agent. That can be for a wide variety of reasons. Some people are withdrawing as worried about covid and viewings, and intend to put back on the market when things are better.
Nothing is removed automatically.

The vendor may have asked the agent to remove it entirely, someone local to me did that as the property was clearly unoccupied in the photos and the concern was that it would be more secure if it wasn’t plastered all over the internet during the sales process once an offer was in place and conveyancing underway.

Werk you could try dropping a letter through vendor's door saying that if they change their mind, to let you know as you were very keen.

but I thought you were doubting that they were proceeding. Most people don't take listings off when SSTC, I thought possibly they decided not to sell if the process became too slow/stressful.

@mumsy27 we offered the same as the buyer but as they were already under offer they went with them. We received and accepted an offer on our house a couple of days later and so posted a note saying that we were also in a position to proceed if their circumstances changed. I also have a huge suspicion that the agent has a vested interest in the buyer's chain being complete (because he has at least one other property in it - it is a long chain and we are selling to a chain free buyer). The agent had not passed on that we were now under offer and would be flexible as to completion dates (we are considering going into rented accommodation anyway) as we had asked him to.

@CatAndHisKit as above, we posted the note weeks ago before solicitors would have even been engaged and certainly before contracts could have been issued. I wouldn't do it after all of these weeks.

It seems to me that estate agents get to choose who gets what property. It is very annoying.

I usually save properties that I follow in Rightmove and those that have been taken off the market still appear under my saved properties, as 'no longer on the market'. You should also be able to find the Rightmove listing if you put the address into google.

Werk yep I think I'm in the same situation where the agent chooses the buyer. A bit similar to yourself someone offered on my house a bit more than an investor just two days before hers was going on the market - I bet she would have gone up a bit still. The investor offered what is my absolute minimum to accept. But the agent didn't want to wait for her to sell her house (in a very sought after area so it would have been quick).
I only went with the pressure from agent as I already lost one buyer and am pressed for time / can't stannd the uncertainty as that lady's buyer could be in long chain, BUT it was so obvious that agent did everuthing to steer me away from her - I asked if we could call her next day and see if she had viewings booked / how many - but they were saying 'ooh we don't want to lose this reliable buyer'.
Then it transpired from another person from agents office that he actually told that how much he's got to invest (way above my house's value) and obvoiusly they were SO keen to be nice to him in hope he'll spent his funds on their other properties - bent over backwards haha!

But if I had more time I's def given that lady a chance AND got 10K more for my house, i@m sure. In your case the vendors may have never even heard that you were ready as I@PuffthemagicdragongoestobedThat's actually one reason to use online agents, though they can be bad in other aspects.

The house I am buying has stayed on. The house I'm selling disappeared immediately after offer so it much be the EA controlling it
