How much to get plans drawn up for simple extension?

We are considering a simple single-storey extension at the back of our semi to create a new kitchen/diner and an extra bedroom/home office. Any advice on where to go to get some plans drawn up for this, and roughly how much it would cost? (Just the plans, not the actual build.) We‘re in the southeast.

I'm southeast and my complex extension was 2.5k.

Build cost 90k, structural engineer 650 pounds..party wall fees 2.5k. Building control 1.3k

.. I designed my own extension ! I got quotes from architects for £5k.. crazy prices ! we are in the south east too ..in the end we found a friend who could do tech drawings who did it for us for £500..

If it is just the planning aspect you need them for, you could do it yourself. Apart from pen and paper, the only thing that would cost you is the maps you need to include.

Get an architectural technician rather than an architect.

Ours is about £2k but conservation area and we live somewhere where these things tend to cost more..

We are paying £500 + VAT for plans for a fairly simple single storey extension, BUT we used the same architect a couple of years ago to design our loft conversion. Therefore when they came round a few weeks ago for the single storey extension they already had full plans of our house and a knowledge of what’s where. I think they charged a bit over £1,000 to design the loft conversion. We’re in the SE but not the super expensive part.

Oh and ours is including detailed plans too for builders in that price. Structural engineer is extra.
