Offering significantly under asking price (15%)

Am I just wasting everyone's time by doing this? The house is being listed as having a feature it does not actually have, that you pay a big premium for round here. The price I'm thinking of offering is in line with what other flats go for in the area. Does anyone have any experience of this?

What is the feature?

I’m guessing off-street parking?

Depends what’s the feature and are you sure it doesn’t have it? 15 percent is a massive premium for whatever it is.

Also what does the agent say about the misleading advertising?

You can try. Just bear in mind that sometimes asking prices are v inflated because the seller isn’t realistic. So it’ll probably be a no.

Is it allocated parking? If so that could well be worth 15% less. TBH I can’t really think of many other “features” that would be worth as much. Unless we’re talking about basics such as GCH or an extra bedroom.

I don't really want to say because you never know who's reading... but it's a feature that's been very popular in lockdown if that is a helpful hint.

Eh, how can in any way it be revealing op? People can’t help you if you don’t give info?

Do you mean a garden?

I know exactly who you are now!

Private garden? Swimming pool? It sounds like it's worth a try in offering so much less. Cheeky of them to suggest it has something it hasn't.

Hot tub? Gym?

Honestly, OP, no-one can identify you on an anonymous forum by the fact that you’re buying a house.

I vote bomb shelter.

Offering doesn’t really involve much time at all so I can’t see you’d be wasting anyones. (Unless you’re in Scotland... isn’t that more complicated?) Go ahead I say.

It's rare to offer below the asking price, it's usually offers over.

Im guessing a garden room fitted out as an office. How can the estate agents say it has one if it doesn't though 🤔

No idea, maybe ask someone who you want to share all the information with

I want to know about the non-existent home office, too.

Is it like a room with your own ICU bed? If so yes would definitely take 15% off.

A soundproof room to hide from the family in?

You can offer whatever you like. It doesn’t matter. They say yes or they say no. If they say no you can up your offer or not. If they say yes great.

We always ask the agent - Is there room for negotiation? They will let you know. If the vendor is stuck in £X they will tell you. But they legally have to put your offer forward whatever.
