Offering significantly under asking price (15%)

Am I just wasting everyone's time by doing this? The house is being listed as having a feature it does not actually have, that you pay a big premium for round here. The price I'm thinking of offering is in line with what other flats go for in the area. Does anyone have any experience of this?

Depends what’s the feature and are you sure it doesn’t have it? 15 percent is a massive premium for whatever it is.

You can try. Just bear in mind that sometimes asking prices are v inflated because the seller isn’t realistic. So it’ll probably be a no.

Is it allocated parking? If so that could well be worth 15% less. TBH I can’t really think of many other “features” that would be worth as much. Unless we’re talking about basics such as GCH or an extra bedroom.

You can offer whatever you like. It doesn’t matter. They say yes or they say no. If they say no you can up your offer or not. If they say yes great.

We always ask the agent - Is there room for negotiation? They will let you know. If the vendor is stuck in £X they will tell you. But they legally have to put your offer forward whatever.
