Any estate agents help answer questions what to Expect

Hi all after some help on what to expect from high st agent
Should those dealing with enquiries feedback and negotiations on a vendors house should actually have been in the house or it is normal for them not actually to have done so?
Also should negotiators and those again dealing with enquiries be qualified or ok that they are just working towards a recognised ea course? Thanks
