Do you search Rightmove above your max budget?

It depends on your area. In my area many houses aren’t even making it on your rightmove before they are sold or they have 30 plus viewings within 24 hours of being on Facebook.

Tell the agent what your max budget is and see if they'll let you view, once you're under offer.

Having just sold, please don't waste the vendors time. It's awful having those that aren't under offer or it's out of their budget etc etc

In my experience market is really fast at the moment. Everything we have viewed is selling significantly over asking price. So much so that we need to lower our max. price in searches so we have the capacity to offer over.
On the flip side, we've just accepted a cash offer on ours, £25k over asking price.

As a seller, this irked me when selling my last house. I had two people come and look and offer £40k and £50k under asking and saying they couldn’t budge because that was their max budget. One even wrote me a lovely letter but... if it was their max budget, why come and view?

It sold very quickly at asking price.

However, agree with the PP to go and view if it’s been on the market for a long time. Or maybe speak to the agent first and ask if the buyer is willing to budge?

I don’t know whAt the market is like at the moment. Maybe it’s really slow and people will take offers readily!

490k vs 500k isn’t a big difference at all. I think you’ll be ok unless your local market is crazy.

Yes you should because there are always houses which are over priced for various reasons.

I do but my ‘max budget’ is what I am comfortable spending not the absolute maximum I can afford so if I saw the absolutely perfect house, I could go up a bit. I don’t look at completely unaffordable houses.

For context, I’m looking at around the £300,000 mark so I look at up to £325,000.

For that bracket I would, you can always offer and they can always say no.

But I also look drastically under my budget too because then there may be scope to extend and make it ours. Plus we look way under our maximum mortgage anyway to have spare cash every month.

The whole concept of rounding up numbers is weird anyway. No estate agent says hey your house is worth £492,578 so let's call it £500. Usually there are issues around pricing houses that fall just above the stamp duty thresholds.

Yep, we moved last year and I viewed things that were out of our price range if they had been on the market for over 6 months. The house we ended up buying was out of the price range but with a bit of wriggle room from our purchaser and then our seller lowering their price we managed to afford it. Good luck.

This is sort of irrelevant since we’ve not had an offer on our house yet, but...

I’ve seen my ideal house on Rightmove but it’s 10k over our max budget. Is it even worth viewing or would you not even consider putting in such an offer? Our max budget is 10k short of one of the search brackets so I can’t actually NOT get these houses coming up when I look (budget is 490k so I’m looking at 500k and under houses).
