What would you prioritise?

Can't decide on layout for our remodelled interior - help!

1. Imagine you're buying a house, but you can add 2ft to one room. Which improvement would be most likely to sway you to buy it?

A. Bedroom 1 (currently 15ft x 12ft - bedroom 2 and 3 are almost the same size)
B. Family bathroom (currently just big enough for bath/loo/basin)
C. Bedroom 4 (quite poky and will still only be a single after size increased)

1. You have a small room (6ft x 7ft) with door to the kitchen, also door to the study (one door will be blocked up). The room contains the boiler and is currently a really small crap kitchen. Would you choose:

A. Another downstairs shower room with door to study (we already have a downstairs shower room, but it's right at far end of house)
B. A general storage room with door to study (attic is very small)
C. A walk-in pantry with door to kitchen
D. A separate utility room with door to kitchen (new kitchen has loads of space for washing machine and dryer)
E. Another idea?

Utility- because I like separating food and dirty laundry.

2 Separate utility. Much nicer, if you can, than having a washing machine being noisy in the kitchen. Also means you can have things soaking in buckets etc whilst waiting for a wash. If it is already small room sized, you can probably store things like the vacuum in there, and mop / bucket..... maybe a Christmas fridge.... maybe things like wellies / walking boots ?

Upstairs, it sort of depends. Would this turn room 4 from a Box room into a room that would take a full sized single bed ? It seems like an odd way to begin thinking about changes though "I have 2 foot I can add on to anywhere" ???

If you imagine Bedroom 4 already exists (it will take a single bed and is about 4ft longer than the bed), and Bedroom 1 is a new extension. The bathroom will be between them, but could 'slide' either way to increase/decrease room sizes.

My personal wish is for a big bedroom 1, but I'm also concerned about future saleability.

I think if the bedrooms are ok as three doubles and one single then I'd get a bigger bathroom with wLk in shower and double sink if space permits. If box room is too small as a single then I'd increase that so it's a comfortable four bed (nothing worse that a four bedroom house that's actually a three with a cupboard that can't fit a bedroom into the 4th

Downstairs I'd personally favour a utility room, as long as there was already a downstairs loo

If the 4th isn’t a single then you have a 3.5 not a 4 bed house and that could impact future saleability. I would be changing that as the priority.

I would add space to bedroom 4 to make it more of a decent size unless you could increase the bathroom to include a separate shower cubicle and bath.

Utility for downstairs, definitely.

You know your family and your lifestyle. Eg I’d have zero use for a pantry as I’m not much of a cook. So I’d just think about what works best for your circumstances. Less so about saleability as people prefer different things so you’ll be ok as long as you don’t do sth daft like going down to 2 bedrooms with dressing rooms and ensuites.

It depends on your circumstances

For a family who has 3 children (or wishes to) I would extend the 4th bedroom. If the 4th bedroom wouldn't get used as a bedroom full time then I would probably extend the bedroom and possibly put an en-suite in

I'd also add a utility room for the second option

I don't think you need a bathroom downstairs - I would go for a utility/store room. It would be cheaper too, to put in shelves etc than to do a whole new bathroom. I don't think it would be used much either, and I think as a family house people expect a good amount of storage.

Upstairs, I'd add space to either the bathroom or the bedroom. Probably the bedroom as you have the downstairs shower room already.

How small is the fourth bedroom? I’d say that’s likely to have most impact on future saleability. And I’d go for the utility room downstairs.

Depends on how long you hope to spend there. Long term then go for what’s best for your family. Shorter talk to a few estate agents/look at what is getting higher/quicker sales in your area.

If you expand the small bedroom would it make a good study/office I think something buyers aware thinking about.

Second case: separate utility room. Hate having washing machine in the kitchen. Don't see point of second shower room.
