hi all. House for sale been 2 weeks with 4 viewers. Only 1 of which was a serious viewer I would say. Dont want to list it on here and like to remain anonymous on mumsnet. Its a first time buyer home, 3 bed loads of parking nice kitchen and bathroom and priced (i would say) cheaper than others near by that need work doing. One on our estate recently sold in a couple of weeks however that was a bigger and the price reflected that. Ive questioned our ea on lack of viewings and asked if their other properties are also seeing a lack in viewings they said no plenty of interest in other properties, lots of ftb which is what ours appealed to, they listed another house for sale a very short walk away and got viewings for that one. Would it be acceptable to ask them whether the viewers for that one are interested in this one too? Or would like to look at them at the same time? There's only a slight price difference. Our house is up for less than the current zoopla valuation too. I dont know whether 4 viewings in 2 weeks with no more booked in is right? I want to question what my ea is doing but don't want to be rude or pushy or whether to sit tight?

I'm surprised that your EA allowed viewers who weren't particularly serious. Ours has been on the market for 8 weeks with 4 viewers. Our EA explained that they are screening viewers more carefully due to Covid restictions as their agents can only do 4 viewings per day, so need to make those 'count' iyswim. I'd give it a little more time if I were you.

Also, I think 95% of people will find it o line these days, so once it is on zoopla and rightmove the EA can't do masses more

The thing is the ea has screen the viewings and the ones that are coming are according to them serious viewers. The one on the same estate that sold recently had back to back viewings on the first weekend

Did the EA tell you about the back to back viewings? I just wonder whether this was to encourage you to list with them and is a bit of a stretched truth maybe

I don't know where you are in the country but in our area despite being serious buyers we are struggling to get viewings as they are already booked up and houses are going under offer normally within 48 hours or at least the ones we are looking at are.

How quickly are properties in your area going

Generally if viewings aren’t happening it’s price. Folks viewing competitor properties will have seen yours on right move, assuming it’s there.

YY lack of viewings is down to price.

Once a property is on Rightmove everyone who is looking for that type of property can see it and will book a viewing if they think it's worth it.

You would possibly come up in my searches, depending exactly where in Cheshire. Get a friend to give you a realistic appraisal of your listing. See if they can see anything that is putting people off.

Op it’s fine to ask them but as said, the folks viewing the other house have already viewed yours on line, and elected not to do a physical viewing.

Which does mean price for what it is. It always does.

You’ve mentioned zoopla online valuation. Please don’t base your house price on that. If you had it’s down to price. Other reasons are it’s not as nice as you think. Decor needs changed, photos show a cluttered house, no kerb appeal, garden not suitable. Shower room rather than a bathroom.

Can you ask a friend to call the agent and see what they are saying about the house?

A good ea will ask, if they have similar properties, viewers if they wish to view both. They have to be similar though.

Thanks for everyone's feedback. Lowered the price by 5k and still no interest. Looking at local area not much seems to be showing as sold so perhaps going through a slow patch

I suspect that August is a slow month as lots of people will be on holiday.
We had our house on the market last year. Very few viewings in August but it picked up again in September.
