(small developer) new build...what is a reasonable offer?

We have never really been into new builds but we viewed one (unfinished) on Saturday and love it. It is a small development in our village, 1 of just 4 houses on a private little road.

We really love it, and we our SSTC.

We've been told by other agents we've dealt with they are very overpriced but we were really impressed with the finish and proportions of rooms etc, we both said after if felt like if we designed a house...that the exact layout we would want.

Its on for £580k, what would be a reasonable offer?

They've been marketed since January.

We think maybe go in at £530k?

Only one of 4 houses has sold (the cheapest one) so I'm guessing the developer would be keen to get another sold, but equally not want to sell it too cheaply to devalue the other?

We wouldn't be using help to buy, and have a healthy deposit of nearly 40% so would be strong buyers.

I'd go a bit higher but ask for other incentives as i've been advised that developers don't like to give significant discounts as they don't want to impact on the asking price of other houses. So we are asking for things like turf, higher spec carpets, stamp duty to be paid by them etc rather than negotiating a significant discount

Thanks...they are already including quite a lot which has surprised me!

Patio and turf come as standard...all flooring and tiling is included.

The only optional extra so far thats been offered is fitted a wood burning stove, the hearth is there but its extra for a wood burner.

We have a wood burner in our house and my husband hates it so not sure whether we'll ask for one or explore alternatives!

530k is a perfectly respectable starting bid yes but expect to be priced up. Good luck

We have just moved in to a new house built by a small developer. It was the 2nd last one to sell and was finished in December. It was on for £599. We offered £525 and eventually agreed on £565! We’re really pleased with the house and moved in last week. 😊
