How many loos would you expect in a 5 bedroom house?

We’ve got an en-suite, a family bathroom with loo and a loo with no basin next to that.

The loo with no basin is getting removed to putin new hot water cylinder.

Thinking about putting one in downstairs but it won’t be particularly easy as no headroom under the stairs for one so will have to make space elsewhere. Probably mean a smaller utility.

If I was buying a 5 bed house I think I'd want at least a downstairs toilet.

justanotherneighinparadise Fri 07-Aug-20 08:06:34

I’d expect a toilet downstairs and family bathroom upstairs and an en-suite.

2 absolute minimum. Preferably family bathroom, en-suite to master bedroom and downstairs loo.
If you have the space I would put a downstairs loo in.

One downstairs toilet, one family bathroom and two en-suite bathrooms

BendingSpoons Fri 07-Aug-20 08:08:29

I'd expect 3, 1 downstairs, main bathroom and ensuite.

We have 2 and it's fine. Downstairs shower room with loo and upstairs family bathroom with loo. I personally dislike en suites, I'd rather keep the toilet far away from the space where I relax and sleep.

3 minimum. The 1 we are buying is 5 beds 4 loos (2 biggest bedrooms are en suite) so great for guests

Aroundtheworldin80moves Fri 07-Aug-20 08:08:43

I would expect a downstairs toilet.
Plus at least two bathrooms (with a bath in at least one, and shower in both) upstairs.

Two, but then I have never lived in a house with more than one, it seems the height of luxury. grin

Chasingsquirrels Fri 07-Aug-20 08:08:53

3 - downstairs, main bathroom & en-suite.
The downstairs would be a definate though.
Lots have more en-suite now.

In your layout I wouldn't be bothered about losing the no-basin loo, I wouldn't think it adds much real use or value?

Hi. I would expect 2 full bathrooms (both with loos) and a cloakroom.

KingOfDogShite Fri 07-Aug-20 08:10:45

I wouldn’t buy a house without a downstairs toilet but I’d be happy with any house having a family bathroom and a downstairs loo. I’m not an enormous fan of en-suites.

JoJoSM2 Fri 07-Aug-20 08:10:52

Minimum a downstairs loo, en suite and main bathroom so 3. Ideally, an extra bathroom making it 4.

RemyHadley Fri 07-Aug-20 08:11:58

I wouldn’t buy a family house without a downstairs toilet (or obvious space to put one).

AlwaysLatte Fri 07-Aug-20 08:12:10

3 - decent sized family bathroom upstairs, en-suite to the main bedroom and a cloakroom downstairs.

RJnomore1 Fri 07-Aug-20 08:12:57

Minimum of 3 but ideally 4

Downstairs loo, family bath, master en-suite and a second en-suite or jack and Jill. I was put off any lovely houses when we moved last year by a lack of loos.

I’d say the downstairs is pretty non negotiable but a no basin loo wouldn’t be ideal either, where do you wash hands at present.
.?

We have a 5 bed, 2 ensuite, a downstairs and a family bathroom. (Tbh we only got the 5th bedroom because there was an ensuite and it's for the parents if they need to live with us later, or if the kids have a partner and child here. Otherwise we would have just bought a 4 bed with 3 loos.

Judashascomeintosomemoney Fri 07-Aug-20 08:14:31

Definitely three, in whatever combination, and definitely one of those downstairs.

Aroundtheworldin80moves Fri 07-Aug-20 08:14:51

I would chose 2 family bathrooms upstairs over family and ensuite, especially if there were permanent residents in all bedrooms (if it was parents and two kids, ensuite plus family is fine).

JMG1234 Fri 07-Aug-20 08:15:36

I have four, though the one on the top floor is only used by guests. I'd definitely expect a downstairs loo though.

notheragain4 Fri 07-Aug-20 08:17:15

3, downstairs toilet, main bathroom and en-suite/second bathroom. 1 bathroom wouldn't seem enough for a 5 bed.

FAQs Fri 07-Aug-20 08:17:31

My 3 bed house has 3 so I’d expect that as a min on a 5 bed. Apart from a much older or listed property.

Hardbackwriter Fri 07-Aug-20 08:18:40

I'd want a downstairs loo but I absolutely hate the current mania for putting in endless en suites - unless the bedrooms are massive it just ends up with a poky bedroom and then a shit poky little bathroom. When we were looking at new houses recently so many of them had given up loads of useful space to put in multiple en suites, all of which would have felt like showering in a coffin.

yomellamoHelly Fri 07-Aug-20 08:20:21

We have 4 - one of which is downstairs. Would not want less than 3 in that size house.
