What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

Looks ok to me. Dining table and chairs look a bit abandoned in the corner. The bathrooms maybe need some colour, towels etc.
Maybe needs to look a bit more lived in for some people, throws, cushions etc. But I like it.
I don’t know the area at all so can’t comment on the price.

The inside is actually okay but it has absolutely no curb appeal at all.

I'd put a trellis and a climbing plant by the side of the window on the front and make everything look a bit greener.

Even though the inside is fine, I wouldn't view the house based on the photo of the outside alone

I think for me that it was advertised as a 4 bedroom house when really it is a 3 bedroom house with a reception room that could be used as a bedroom, and one of the 3 bedrooms is very small, would be a factor.

Its seriously in need of kerb appeal. I'd put planters all along that front for a start.

It's hard to understand what's your house from the outside. In the first exterior picture, where does that road go? Is there a house behind you? Is that the front door on the side?

It's all very long and thin. The photos and furniture placement emphasise that.

You've advertised it as a 4 bed house, its not. Its a 3 bed with an extra room downstairs that has the potential to be a bedroom. That would annoy me and stop me viewing. I also don't like that there's no proper bathroom upstairs

I woukd have taken the family photos down. I would change the bedding on the master bedroom bed for neutral bedding. but other than that it looks fine. your garden looks very small and it has no kerb appeal.

Incorrectly described as 4 bedroom and if no viewings the general rule is over priced.

If you want to reduce, you have to do it enough for it to mean something.
Reducing by what you have won't have even put you in another search brack on Rightmove (350k or 375k) for example, so you won't have actually been seen by any more people than your original price.
Your agent is badly advising you

It’s too expensive. There are similar houses in the area on for £350k. The house itself is fine.

Honestly the external photos are a bit of a shocker when you get to them. There’s no curb appeal at the front and it looks like a care home at the back.

Is it priced cheaply for Bicester? I suspect it needs to be to get viewings. Most people aren’t commuters so the proximity to the station becomes largely irrelevant. And it’s not really the sort of house that people have in mind when they move out of London.

Is the floor plan for upstairs right? It makes it looks as if upstairs is half the size of the non-extended downstairs.

It looks cold and soulless. There’s things that need doing. I wouldn’t view it either (sorry)

The built in wardrobes look 80s and discoloured - are there rose stickers on there?
Can you take the stickers off and repaint the wardrobes?

The big pictures of people on the wall are a bit “in your face”. Can you take them down temporarily?

Something about the living room doesn’t look right.

Your sofas are red / brown but the walls & rug are green! And the cushions dont match. I think you should get some new cushion covers that compliment the sofa. Can you get a complimenting rug too?

The kitchen is very white and the bar stools are very green! Can you get a nice kitchen clock for that big white wall?

Would you consider some new bedding in the master bedroom? Tartan or a modern geometric pattern? Smile

I agree with posters who’ve said it’s not a 4 bed. It’s a 3 bed with one of those a box room. Given that, it probably is over priced.

The inside looks lovely, but the outside is very bland. Pot plants or window boxes could be a quick fix to improve the look.

The photos aren’t brilliant generally - it might be worth staging some better ones with a few homely touches like houseplants, flowers, cushions etc.

Retake the interior shots with cars not parked on your drive. You must also be able to get a better shot of the garden - at the moment it is all extension so looks tiny and awkward. And this might just be me, but the first picture seems to draw my attention to the ugly green stools. If you moved them out of shot, there would be more attention on the room.

The pictures are taken at waist height, so they look awful.
All of the rooms appear to be very dark.
No bathroom upstairs?

Sink placement is odd
I can see the litter tray
Whats between the breakfast bar and the french doors?

This would be better taken from the white door near the french windows, preferably not at waist height.

Again very dark and the space looks oddly used and very corridor like. It would look better if the area near the window was used as the living area and the corridor bit the dining area.

Why don’t we get to see the whole front of the house? That makes me feel suspicious. Remove the car for the photo to be taken.

The storage unit is very cluttered and makes the room look extremely narrow

That room is tiny, you would be better presenting this as the home office and the extension at the back as the third bedroom. Or for now scrap the home office and present the extension as bedroom three and get a bathroom in the boxroom upstairs.

Personally, for me... I wouldn't view because the third bedroom looks too narrow / small and the lack of an upstairs bathroom. In reality there are two decent sized bedrooms and one very small one. Perhaps leave the photo of the third bedroom out?

Agree with the others that the house hasn't got much kerb appeal. Could you add flowers or something to the front?

But I also don't like the layout and the flat roof extension. That would also put me off. The layout is a little odd. Sorry!

Downstairs bathroom. Tiny garden in comparison to the living space. Rather odd downstairs layout, feels v chopped about.
