Exchanging and completing on the same day

Just a quick question to ask what time you got your keys.

I’m due to exchange complete tomorrow and have no idea what to expect. I am a FTB and the seller that I am buying from are moving into an empty property.

I've done this several times - depends on speed of everyone in the chain. I've had 2pm, 5pm once had to wait till following day (was not happy as they'd completed on mine so was effectively homeless I'm told this is really rare). The 2pm one was the shortest chain.

In a chain of 3 then hopefully you will get them around lunchtime. You will be waiting on their solicitor receiving money from your solicitor and them actually moving out. There is usually an agreed time that your buyers will vacate from. When we sold our flat to a FTB, we were meant to be out by around lunchtime although our sale went through earlier on that day. Our keys were ready for pick up about 1pm. There is always a risk the sellers will still be packing up for longer though.

Exchanged and completed yesterday as a chain of 3, done and dusted by 1.15pm. Sellers were outside to meet us with key at 12.45 but had to wait 30 mins for money to arrive in seller's account.

We exchanged and completed at 9.30am last week (selling). We’d already relocated so the property was empty for the buyers.

I’m due to exchange & complete on Tuesday I’m a FTB and I’m so nervous, I know it’s a really nervous thing but has anyone recently exchange & completed on the same day and it’s all gone okay?

My solicitor says 99% of sales are exchanging & completing on the same day at the mo cos Covid. They can’t all be going wrong! I’m nervous about it but I also see why it’s happening!

*bear in mind you’ll only hear the bad news stories on a forum. No-one is popping on to start a thread saying, yey all went well!

Thank you, yes I also see why they are doing it and it’s a much safer way specially at the mo!

Just nervous as FTB I’m just hoping it all goes through okay 🤞🏼🤞🏼

@MoirasRoses sorry can you explain this to me - why is this happening because of Covid and why is it safer this way? Sorry bit naive to this as have never bought/sold at same time before.
Was supposed to exchange on Friday and at 5pm a ‘serious’ legal issue has now put the whole chain at risk. Even though we raised this ‘serious’ issue in July (it relates to our house)
