I was recommended to them but they are not very good.
They put tenants in there without letting me meet them first or ringing me to let me know they were moving in causing the neighbour to have
to go there to check things out. This was all on 23rd December.
The inventory is not signed by the tenant and she has been allowed to
pay a day late without discussion.
She has left rubbish out twice and again neighbour has complained.

I've rented (as a tenant) for the past 20 years and not ONE single agent has asked me to meet the owner.

That's weird of you to expect that.

You should have been told when they were moving in I should imagine...so that seems a bit slack of them.

ASk the agents to ensure the inventory is signed within the week or you will have to take action.

The rubbish? What do you mean by "left it out"?

And why did your neighbour "have to go there to check things out"

I hope you didn't ask your neighbour to intrude on your tenants?

What on earth did the neighbour need to check things out for? And what do you mean by leaving the rubbish out?

I have never met any of my landlords and hopefully never will, in fact outside of student lets I’ve not had one inspection over the flats.

An agent acts for you therefore if you wanted to meet prospective tenants you should have specified this. Were the tenants allowed to move in before their tenancy started? Odd that the agents didn't let you know. They must be able to prove the tenant was given the inventory or there could well be a problem at checkout. Did late payment of the rent cause you any issues? Are you paying the agents to manage or just find tenants?

The only issue of note here is the unsigned docs. Ask for verification and copies of everything legally required for renting from the letting agent.

It sounds as if you are new to being a landlord OP. If you google the information about being a landlord on the Gov.UK site, I am sure you will find it very helpful.

FWIW, it's not usual to meet your tenants before they move in and, indeed, if this was a condition, many would run a mile.

I tell a lie. We did once meet the owners of the house we once rented..they asked the agents if we'd mind...it was because the man's wife was dying and they lived very far away....she wanted her husband to come up and take some photos of the house because she had good memories of growing up there and had wanted to see it one more time.

Of course we let him. He was lovely. He walked around and told us stories about their family living there from the 1940s onward.
He took photos for his wife and said she'd be happy a nice family were now living in the house and loved it.

I think you mean nosey pizza. I believe the OP has posted about the house before and it's either someone she lived or inherited and the neighbours know her and keep in touch with her. The OP probably wanted to let them know as a courtesy when someone was moving in next door. The neighbours were acting in the OP's interests when they let her know someone was in the house.

It's not clear what's going on with the rubbish - sounds as though it was dumped outside.
