Layout help needed

Utility/space for drying clothes
Loo/shower (for dog)
Storage for coats/shoes

Likes (but don’t know if too small):
Small gym?
Small tv room?

Ideally washing next to boiler room as so much heat from there.

It leads to garage (by boiler room) and to kitchen

Are you able to reposition any of the doors or windows? They break up the space a lot. To save space, you could have a ‘laundry cupboard’ with stacked up washzing machine and dryer. IMO, that could go into the same room as your dog shower. That would leave you enough space for a home gym.

Unfortunately the boiler room, windows & door are fixed.

If I forget the gym (probably too warm in there) - how would be best to divide the space up. Have hit writers block

The issue I am finding with it is where the doors and windows are, everything I try just makes rooms become corridors. Ok for utility but not much else. Hopefully someone with more vision will be along to help.

Can it stay as one big space?
But with really nice built in units for all the utility stuff you need and sofas & room divider to break up the space (if you've given up on the gym idea)
My parents had a boiler room, I'm so jealous!

I’m open to anything! It can stay open but obviously not the loo/shower. It’s doing my head in!

Just seen garage. Does the garage have a non car door to outside?

Left door leads to garage. Standard car garage doors (I do use the garage for car)

Centre door leads to kitchen

So you need all the doors to be available to be opened? Can you mark on the diagram which door leads where?

Maybe partion off the right handside of the room, then divide that into two to create a utility with door to outside and a windowless shower room? This is reliant on you being able to fit some form of ventiliation and sort out plumbing. Then you have a reasonable size room with two windows, doors to utility, toilet , kitchen, garage and boiler to be gym or snug. If you have another downstairs toilet access to toilet/shower could be via utility muddy dogs dont go through the gym.

@fastliving there’s just 2 doors. One to garage, one to kitchen.

@sorenipples (lol) thanks for suggesting. I think sub dividing up could work. Or maybe some sort of back to back L shapes? But would be so much easier to keep loo by one of the windows for natural ventilation, and soil pipe & water pipes are already there waiting.

The kitchen door could be moved to the right if that makes any difference?

We hired a concept planner to help us reconfigure our ground floor (then later the bedroom floor too) she was brilliant at suggestions things we hadn't even though about.
