Where to live in Leamington Spa?- Help!

Hi Everyone!

Sorry for the long post 🙈

We are currently looking into moving out of Beckenham/ Bromley area and possibly to Leamington Spa.

We are a family of 4, we have two DD 3 and 5.5 years.

We are looking for a change in lifestyle but also don't want to be out in the "sticks" as one of my fears are moving out of London not knowing anyone and becoming very lonely and sad. I am a very social person and have a great friendship grp here as well as my girls.

We are looking for a cosmopolitan area with good transport links (DH will need to travel to London for work), good schools, good sense of community/friendly, things for us to do as family on the weekends, good parks and not too far from shops/supermarkets.

We are visiting soon and it'll be great to get any help, advice and/or suggestions.
It would be good to know if there are any places to avoid too.

Also school catchment areas seem to be hard to obtain/ get my head around. Are the schools big on catchment or are they flexible?

Leamington is gorgeous! You want to be north of the river, so avoid Whitnash/Sydenham area. Cubbington is lovely, but a bit further out. Warwick is lovely too (it's basically one town now) but avoid spinney hill area

Schools wise- Clapham terrace is a good state primary as is Coten End in Warwick.
Warwick prep is one of the best in the county and Bablake is a lively school (but is in Coventry so 20 mins away)

We have actually decided to visit tomorrow, are there any local park or "must see" places you could recommend?

Jephson gardens is beautiful, st Nicholas park in Warwick has a little fair, Victoria Park has a splash pool and the bandstand tea room does a great afternoon tea!

Omg I was really following your other post closely and then saw this one is by you too! and you live/lived really close to us!! and are considering same move! Please message me if you ever see this. We are worried about lack of diversity outside london too :( x x x

Milverton primary Telford primary

Popular family area around Granville Street/Wathen Road terraces around 350k

Big detached Northumberland Road

CV32 postcode is more North

lots of massive new building estates

Big houses close to town North of the Parade depending how much garden you want, semis around Lime Avenue and the thirties houses between there and Telford avenue depending on budget. Leicester Lane mostly more expensive detacheds.

Depends on budget and whether you want garden/suburban or town centre where there are big houses but less garden.

But North is probably where you want whichever

I have to gasp at the price, as would have been under 30k when my kids were small but
Wathen Road

my 350k has moved out of date by a margin, you wouldn't think I am currently selling in leamington!!!! (none of these)
