Urgent advice needed!

Hi, so we have viewed a house and really like it. 3 bed semi, open plan kitchen diner etc. It’s up for around 187k and we put 1st offer in at 175, rejected. So I have just put in an offer of 180k firm. A detached 3 bed on the same road for 178k in March, similarly decorated.
The one we have looked at also had a few less than desirable points to us, small living room but not horrendous, back boiler which is ugly but again not awful, and some condensation on bathroom window and landing window, all others had been updated but these were old.
Basically would like to know if you would think 180 was reasonable?

So a similar sized detached on the same road went for less than you have offered on the semi? Unless there are reasons why the detached was cheaper it sounds like you're over paying. A couple of windows isn't expensive in the scheme of things, but changing the boiler would be.

I'm sure every local market is different but in our area detached houses often attract a premium, which would suggest the semi is overpriced unless the detached house was a complete steal. Is there something particular about the semi that makes the vendors think they can angle for a higher asking price?
No, with the current market and the fact that a detached went for less, your offer was definitely reasonable, and maybe a little too much. I wouldn't think an offer of more than 95% of asking price was cheeky.

It doesn't matter what anyone else thinks is reasonable, it only matters what the vender thinks.

If it fits your requirements and you want to live there I wouldn’t worry about a few thousand in either direction.

Thanks for your replies. I agree a detached in our location still attracts a premium but not as much as it used to. The semi has the kitchen/diner and small orangery extension as well as a downstairs toilet and shower. So I think for that reason 180k seems an acceptable price to us, let’s hope the vendor agrees or we may keep looking elsewhere.

Well the EA came back saying that they were being stubborn and wouldn’t go lower than 185k, so back to the drawing board

If you really like it op, and it's worth it to you, go back with 183. That starts to make it difficult for them to refuse.
