Where to buy a house for 40k

Where in the country can you buy a house with at least 2 bedrooms and a garden in a half decent area for a max of 40k, ideally 35k.
There's quite a lot on zoopla but some of the areas I've heard are questionable so if anyone lives in an area where this is possible it would be great to hear from you.
I know the further north, the better value for money house-wise but I've never been further north than Nottingham and im not able to travel the country to look at all the areas so I need to narrow it down. So far I've researched Sheffield, Grimsby and Middlesbrough but they all sound too rough. Darlington sounds good from the little I've heard but possibly too much compromise with a tiny property. That's as far as I've got, so if anyone can suggest an area or a house they know of I'd be grateful!

£40, 000 is really very cheap and most houses in half- or even quarter-decent areas will cost a lot more than that.

Does it need to be liveable in or could you do work to make it habitable?

You can buy a house for that in Ashington or blyth in Northumberland but you wouldn't want to live there.

It's possible maybe 20 minutes from where I live, but like others have said it isn't an area you'd want to live in at all!

You are not going to get a 2 bedroom house with a garden in a good area for 40k.

The average price of a terraced house in the UK is over £200k. You are working with a fifth of the average price.

One in Liversedge, one in Heckmondwike. Both with good transport links in quiet areas - in face the cheaper one is in a quieter area than the one at 60, but the one at 60 is bigger

Sorry I struggle to see where you can buy 2 bed house with a garden that is in a somewhat decent area and habitable for that price.

The area is poor but respectable. It has 3 bedrooms. No garden though.
That was a few years back though. You'd pay 70k for it now.
I have seen stuff for the kind of price your talking about. Flats not houses generally and in rough areas.

Doncaster. Despite the rep it’s a lovely place to live and easily commutable to Sheffield, Leeds, York and a bit further Manchester for work.

What are you looking for, Gainsborough for Grammar schools. Sunderland, Glasgow, Liverpool or Sheffield for potential investment?

There are loads of little terraced properties in the £30-£50k bracket on Rightmove: I searched 2+ bed houses with garden in a 40 mile radius of "Yorkshire" and have come up with a list of over 1300! Some are auction guide prices but many are fixed price or OIRO.
As an example: Burnley, Bradford, Bishop Auckland, Hartlepool, Grimsby, Gainsborough etc. Not places I've ever been (and maybe I don't want to?) - but there are cheap homes around. It's certainly food for thought for anyone living in London where you can't find a 2 bed terraced property for £400K, let alone £40K

You could in N. Ireland. Had a quick look and of the cheap houses, this is a pretty nice seaside town. Needs work though.
