Where have all the people who want to move to the country gone?

We have a large country house that we have been trying to sell for the last 7 months or so but with only 2 viewings and no offers.
We are quite rural but can get supermarket delivery's ect, so not exactly cut off from the world.
There is a village very near by with a good primary school and a coop and even a bus service every hour to the nearest train station.
The location is great and the views are stunning but is is a large house.
From the house and patio you have a view down the garden to the loch and across to the hillside opposite, it is beautiful.
From looking at other threads on here i know it is "only worth what someone is prepared to pay for it" but it is on for £10k less than the home report valuation already and is priced at less than a 1 bed flat in London.
Does no one want to move to the country anymore?

We thought about buying a place in Scotland but Mad Nicola's tax plans have completely put us off I'm afraid.

It's a shame because we love it up there and would spend all our holidays in the highlands if we could.

Might be being nitpick, but there's no floorplan on the listing. With a house of that size, I'd want to see a floorplan without having to contact the agent.

Is the asking price right with regard to the valuation? My experience of buying in Scotland is that there is an offers over price which is a maybe 5% under the valuation.
This is only in Edinburgh though so maybe it’s not the same for other areas.

It’s a massive house in a beautiful location - but I imagine the market for a house like that is relatively small?

House might only be £400k but to update it, decorate, maintain, heat etc will cost a freaking fortune.

The house looks to be in good condition and clean. But, the photos aren't selling it OP - multiple views of rooms with things obscured or bits of clutter and odd layouts. Why is there gym equipment in what appears to be the main living room when there are so many bedrooms? What is that massive TV obscuring in the other room - there's a window I think. What's the pile of stuff in the dining room (?) which has a external door? What does the kitchen as a whole look like because I don't know from the photos? Why is there a huge wardrobe which appears to be concealing an original fireplace in one of the bedrooms. Why are there 3 photos of the rather empty hallway? The lack of floorplan is sloppy on the agent's part.

The house itself is lacking a warm, homely feel. There are very few personal touches, barely even a picture on the walls. The room with the bookcases needs a declutter - get rid of all the piles of books stacked on top Whatever is wrapped in plastic at the bottom of the stairs needs putting away or at least moving for the photos.

It's a lot of house for the money, but the listing is seriously underwhelming.

Oh and there are several beds with no valances covering the divan bases and clutter on the original features you need to draw attention to. I'd go and view it if I was in the market for a house in that area, but there are plenty of people who wouldn't. Rooms need a clearly defined purpose, rather than being multi-purpose, even if it's just for selling purposes.

One if the first picture has the gym equipment in it. The dining room looks cluttered. It needs a floor plan.

If I were you I would have new photos taken.

The photos need to flow around the house in a logical order. With the current order and lack of floorplan, it's just confusing.

Second getting a new agent

Our first one was all the gear, no idea
Our next was beyond useless
Our third is great but still getting pie in the sky people who lie about being cash buyers

The 2nd was so bad, we had people contacting the 3rd saying they could never get through to come and view our farm

Coming up 2 years for us and we're cheaper than actual houses with stamp-sized gardens but you just need that one special viewer

I think new photos and some styling might help to give a more fitting impression. I'm aware of the small pendant lights on (makes me wonder if the house is dark), some ill fitting throws over furniture (a temporary studenty feel) and pale coloured walls that come across quite bare and cold. Just taking pictures on a sunny day from cleverer angles might help a lot.

Gorgeous but you need a floor plan and new photos. Also the photos would be better named than numbered - it's not clear which is master bedroom etc.

With that many bedrooms could you set it up as a house plus annexe? Hard to know without a floorplan!

Have you spoken to town & country? I think they work out that way too and have been very good agents imo.

To answer a few of the questions.
The big wardrobe is on the opposite wall to the fireplace. Almost all the original fireplaces are still there.
This is the second agent the first had different photos and had it on for 6 months. We have massively decluttered, amazing how much stuff you collect in 10 years but it has now lost the homey feel. yes i know we still need to declutter more.

Possibly the recent weather has put people off moving further North (temporarily)?! Those views are exceptional though- if only I could afford a holiday home!
