Luton is 1-2 hours from London but you say you want to leave. You might need to give us a clue with regard to your budget, whether you want a house or flat and with how many bedrooms, and whether you have a job you need to commute to.

Thank you for your response.
I am looking at a 3 bedroom house in any area but it has to be clean area and maybe from the range of 150:000 to 200:000 and distance to London can be about 1 to 2 hours to London just for easy access

No I don't work in London I work with NHS so I should easily get something to do out there.

You can get to London in under two hours from, for example, Leeds, Manchester, York, Birmingham, Bristol, Norwich... I think you might need to narrow the search down a bit?

What do you mean by a clean area? Is there anywhere you want to be close to? Rural or city? Why are you leaving Luton? How often would your kids be going to London? Or do you mean they may live there ?

Sorry it seems I confused you a lil bit.
What am actually looking for is a safe area for family.
My kids will sometimes like to go to the O2 arena in London also they love to visit Stratford but not always just for a general London visit.

We are renting in Luton at the moment but we want something more cheaper as we plan to buy a 3 bedroom house for family settlement .
We don't have preference on place to be close to we just want a peaceful area that is not too expensive.

I think a three bedroom house for 150-200K might be difficult within commuting distance of London. Doing a search on Rightmove for 3 bed houses within 30 miles of London, which aren't retirement homes, comes up with 160 houses. Why don't you start with that and see if any of those are any good?

A lot of them are shared ownership, but you mind find that works quite well for you? Also if you're NHS see if your hospital has any schemes for help with housing. I know they used to in London, not sure if they're still doing it.

You might get a 3 bed in Basildon, Essex. Some areas are nice and safe, others not so much. However, we have friends there who have lived there many years and have lovely neighbours and are very happy. Basildon has a main line station to Fenchurch Street, but the O2 and Stratford are easy to get to. To get into London (City) would be about 30 minutes on the train.

The kids will have outgrown pop concerts and Westfield in a few years, and should have real lives anyway. I wouldn't make those the main criteria.

I would not recommend Basildon!

Northamptonshire villages on the bedfordshire side.
3 beds for under 200k and just over an hour to london as its junctions 15 on m1 or 1hr 10- 1 hr 20 mins train journey.

Some parts of the midlands will fit also but not much for under 200k unless you up the journey time to london.

Faversham in Kent? Lovely small town, excellent schools, safe area and easy to get into London on the train but not sure what time the last one would leave if they were going out! Don't think you'll find much in a nice area for under 250k unfortunately.

You can get a house the size in loads of villages within short driving distance Corby, Northampton and Peterborough which all about an hour from London on the train.

I live in a village in the East Midlands (north Leicestershire) which is 1.5 hours from London on the train so your search has a very wide area!

I think your budget might be a bit tight for what you want.
You would struggle to get a 3 bed in lovely Market Harborough (Leics)and surrounding villages.
Outstanding schools, commute time to London and family orientated environments make areas like these very popular.
