Tips for quick sale

Our house is just about to go on the market. It's 400 years old and listed.

In preparation we've decluttered, redecorated in white throughout, put in a new bathroom and replaced all carpets. Although the kitchen could do with replacing, they're so personal we've decided to leave that rather than spend a fortune on something other people may hate.

Any ideas for anything else that might help before the estate agents are invited in would be greatly appreciated.

Sounds like you've already done a lot more than most people.

Get the EAs in, they'll be able to advise you best about anything else that will help a sale without you spending money unnecessarily.

Great photos and the right price.
You could take some pics now yourself. You may then see things yourself you can remedy that you are blind to normality as it’s your home; messy counter tops, book shelves, coat racks etc...

Make sure you are able to lay your hands on (or direct a prospective purchaser to the LPA website) re all Planning/Listed Building Consents relating to any work you may have carried out. Be able to justify why no consents exist for any works e.g. deemed as repairs. Same applies to electrical, building regs certificates etc. When you find a buyer having your paperwork in tip top order will speed up their due diligence and your sale.

Thanks all, that was quick! As the house is listed everything we've done is cosmetic. Great idea about taking pictures to see if we spot anything.

Agree youve done the right thing by leaving the kitchen. Is the garden neat and tidy? Have quotes ready for any work that is needed. Sparkly clean windows make a huge difference. Good Luck!
