New housing development launch event

I'm thinking about buying a new build house and will be invited to the launch event of a new development. No houses have actually been built yet though the footings are in, I'm told. Looking at the site plan and the planning application, I think I've identified the property that would best suit me - provided I can afford it!

Does anyone have experience of these 'events'? Do people reserve properties on that day or wait until they are released? I can't find any information about the likely price range so may well be priced out anyway. I will be a cash buyer, having sold up my previous home and renting at the moment so would hope to be able to negotiate a discount. Does anyone have experience of this?
