A beautiful house in a bad area or a not so great house in an average okay area?
Both new builds!

Area always wins.

I'd go with the best house in a good-enough area. I wouldn't live in an area that I found unsafe/dirty/otherwise offputting. Equally, I wouldn't move to a tiny/ugly house in the poshest area.

Best house I could find in an area I was ok living in. So ultimately a compromise on both house and area. As mentioned by a PP, not prepared to live in a shite area or a tiny shoebox.

Definitely the better area, makes a huge difference. You can improve a house.

Better area.

As long as the house has enough space I'd go with area.

I’m with @JoJoSM2 and @skankingpiglet - I went for a compromise on both. I got a nice house in an acceptable area. I wasn’t prepared to live in something super tiny in my preferrred area, no was I prepared to move even further out to get a boss housemate.

House not housemate

I agree with the other posters
We could have afforded a tiny house with a courtyard garden in an amazing area
Or a lovely big house with massive garden in a nice area but not as desirable
We went with the big house as we want more kids and I'm not willing to live in a tiny house!
It's all about compromise and everyone has different levels they are happy with!
Good luck

Agree with all pp - nice area wins every time. I could have got a much bigger nicer house but thinking hard about how I'd feel living in the areas I'd need to to get it, it wasn't worth it.

In my case schooling and parking and air quality were a big factor in the nice area winning the day.
