Mortgage and additional borrowing

So I own my house with my ex. Santander have agreed to lend £11k for home improvements and to pay ex out(£3k to pay ex out as I've been paying him monthly since split) that's all been agreed. Mortgage and additional offer sent to us by post. My current partner will also be going on mortgage. We have signed that and sent it off. Ex has signed his stuff and sent off as he wants his money ASAP too!

Santander said as soon as they get that back signed they can transfer money to the solicitors. So I'm just wondering when do we get the money? Do the solicitor hold it for a while till all works done such as changing the land registry and deeds etc or does he distribute the money then change all those details? There isn't an urgent rush for the money but I do want to get contractors in ASAP so was just wondering time scales.

Ask him to release the money to you as soon as he receives it. He may ask to retain the amount you will owe him for his invoice but there is no reason it cannot be released immediately.

All the best so deeds etc don't have to be changed first? Fabulous I will email them in a second. X
