After some advice I'm a ftb and have a mortgage agreed in principle. I'm going to view a house tomorrow and if I like it will make an offer. The house is up for £97000, looks perfect for me and the kids.

A few things I'm clueless about

  1. How much shall I offer? I was thinking of a first offer of £90000 or is that to low?


  1. If offer is accepted how long will it take for completion? There is no chain


I'm totally clueless

Really depends how much you like it.
How much is your mortgage offer for?
I would think £90k is a bit low.
If there's no chain and no issues come up, and you have an on the ball solicitor, you could exchange and complete within 8-10 weeks.

If offer accepted the estate agent will ask you for solicitors details and you'll need to have a survey done. More than likely the mortgage people will want the survey done.

When I bought my first house 5 years ago it was on the market for £100,000, I offered £87,000 and they came back with £90,000 so no I don't think your offer is too low. Good luck Grin

Not low enough... your first offer should make your face red! I'd go for 86/7 and be ready to pay up to 93.
Remember for every 1000 it's actually much more as you'll have interest on it for 25 yrs etc.
Be cheeky as you can... they can only say no and counter offer.

Look at how long the house has been on the market. Sellers usually get desperate if it's been on for awhile. When you go for the viewing look past the contents but obviously look at the condition of the house. Look at the roof condition,guttering, look at the electric switches,sockets,ask to see the main board to check the electrics are not very old. This might seem odd but ask for the boiler to be fired up and take a good look at it ( a friend of mine found out on day of moving in the boiler had died so had to spend an additional £3,500 for a new system. Look for damp. Be aware of all the sellers ploys. Hope it goes well. Keep us posted.

It's going to depend on how long it's been on the market. If it's just come on then the advise to go so low as to make your face red as this will more than likely just insult the vendor and they won't want to sell to you. If it's been on 3 or 4 months then yes you can get away with lower.
If your completely new to this is there anyone you trust to go with you who might have a better idea about roof etc.

Thanks everyone I made the offer of £90000 and they accepted the house was in good condition just old fashioned carpets etc. Checked the boiler, lights etc and all fine. So excited now
