Daft question but what do they include when they give the square footage for a house ? Is it hallways AND garage or do they just do external walls Or individual rooms added together?

I'm trying to decide between 3 and the size is quite an important factor.

I think it's usually everything within the external walls so would always include hallways and would usually include an attached garage. Detached garages are sometimes listed separately but an EA could also include it within the overall square footage to bump up the overall size. Either way, it should be clear on what basis the square footage is being quoted.

Yes to internal hallways.

I have also seen balcony and terraces included in the square footage in some EA floor plans for flats! Although that is not typical.

One flat I was really struggling to work out why it felt so small for 800sq ft then realised they had included the wrap around balcony in the total sq footage.

Ours includes everything but the integral garage. So halls and rooms.

I've also experienced them discount the floor space under sloped roofs if the height is less than 1.5m.

I have seen quite a few include unusable floor space under sloping ceilings, so just do your own sums room by room! You cannot live in a hall or a vestibule!

Thanks everyone,

There is an integral garage which may be bumping it up, just looking at the room sizes we have available it's not obvious why this one is bigger!

Some agents will include an integral garage in the total floor space calculation. Not all of them make it clear either.

I would just compare room by room to be honest, garage and hallways aren't of much use so to be on the safe side look at individual rooms to see you are getting the space that you need.
