What's wrong with my house? No viewings

House has been on the market for several weeks and we've had zero viewings. If you have a moment to take a look at the listing on Rightmove and let me know what you think is putting people off, I'd really appreciate it.

Unfortunately the house is not furnished (was tenanted but the tenants did not want their belongings photographed so we had to wait til it was empty). Also I know town houses are not the ideal layout for many, but there are plenty of other townhouses in the area that seem to be selling.

Have spoken with agent, reduced price a few weeks ago, but nothing...

I don't know the area so have no idea about price. But my gut feeling is because the photos show it unfurnished.

People are terrible at visualising how things might look so without furniture etc for context it's hard to work out what size the rooms are. And of course being empty makes it hard to visualise it as a homely welcoming space.

Of course I don't know the area but it comes up when you click other similar properties.

Your carpets look dirty which send a message that the house hasn't been loved.

£200k for a 4-bed with 3 en-suites! I'd move there! I'd put some furniture in if possible (for pictures) to make it clearer what each room is and idea of e.g. room for dining table in kitchen. Also it'd make it look bigger. Plus a few decorative items. People are really unimaginative when looking at photos.

I can see why going in to the ground floor and just having bedrooms may be a bit odd. We're in a 3-storey house but ground floor has living room, kitchen is in basement. Are the other townhouses the same?

It's usually about the price. I know it's a townhouse but I think I'd want a reception room of some sort to go straight to the garden. I don't know if ground floor bedrooms are the norm but that might put me off. Is the road busy/noisy?

The biggest problem is the price- nothing other than detached properties have made over £200k in that postcode.

£205k is a very odd price anyway because you won't even come up in searches for people looking up to £200k.

Unfurnished is never ideal and not everyone likes townhouses but if it were in the right ball park some people would look- it's just too expensive.

It's probably over priced. If there are other better houses at that price or lower then yours won't sell.

Quite bluntly I have a couple of problems with it.
Firstly the layout with two bedrooms downstairs and then the kitchen and the lounge upstairs. I would be costing up how I could move the kitchen downstairs and deciding that it wasn't worth it.
Secondly the only bathrooms are en suite so all guests etc have to go through a bedroom.
Thirdly, an very bluntly, it looks dirty. The edges of the carpet and around the shower screen look mucky.

But the layout is a complete no go for me.

Proximity to the M1 would put me right off, to be honest - although I appreciate there isn't much you can do about that!

It's overpriced.
Borrow a bit of show furniture and drop to £195k. Be prepared to accept £180k.

Unfurnished and without lampshades in all the rooms makes it difficult for a lot of people to visualise (people have no imagination!)

But I think the main reason is there's a few closeby that are quite a lot cheaper...

So bedroom four has no bathroom meaning that they will have to go through one of the other bedrooms everytime they need a wee? Not much fun in the early hours.

It's over priced for that area, by at least £25-35k.

I also agree that the carpets could do with a clean and swap the patterned curtains for plain ones. Same for the lightshade. You can tell it was rented. How much rent did it get?

I think layout will rule it out for loads of people - split bedrooms and bathroom access. Maybe a family with teenagers could make it work.

I didn't even look at the floor plan. The layout is awful
You need to spend money turning downstairs into a living room, kitchen and family bathroom and turn the 1st floor back into bedrooms. Or reduce the price massively to take into account that buyers will need to spend £££ making it a liveable house.
Did you rent to sharers by any chance? I can't imagine a family accepting a layout like that!

I love townhouses, but the layout would put me off. Ground floor bedrooms for a family with young kids is unlikely to appeal. Market it as ideal for teenage families? The ground or top floors could be like a private flat! Or market as the rental property with the % you were making on it?

It looks a little unclean and unloved. Clean the carpets, scrub the shower doors, and think about placing some furniture in to dress it if you can. Re-do the photos - I'm not convinced they are showing it to its full potential.

I'd also be aware that similar houses are going in the LS10 area for £20k less and with much nicer or higher-quality looking interiors.

Agree it's overpriced. And carpets need cleaning and better photos taking. Take the green leaf curtains down.
