Garage conversion (sorry if done to death!)

We have a 4-bed house for a family of five, which I know we are lucky to have and families are managing in much less space. Just wanted some perspectives on what others would do in our situation!

Our downstairs is quite spacious with two separate reception rooms, which is so useful.

Upstairs the rooms are smaller. Children are 13 and under and each have their own room, but the smallest is a boxroom.

As the children are getting older, DP and I are finding that we don't have much privacy in our own bedroom. I'm sure other parents find the same. Children are up later and when we go to bed, at least one of them still isn't asleep. This is fair enough. But we are finding that our conversations (and other things Blush) are being overheard.

So we are considering converting our garage to a bedroom with wet room. That would mean we would end up with 5 bedrooms and another place to shower. It would also mean that our youngest could have a room that he could actually move around in and have a proper wardrobe in!

We are planning on staying in this house until the children leave home.

We have a large shed and a small shed in the garden for storage.

What would you do in this situation? Would a garage conversion devalue a house?

What width room would you get? Garage conversions tend to the long and narrow.

Would a loft extension be in your budget?

Yes, it would be long and narrow!

Can't do the loft as the head height is not sufficient. Would require taking whole roof off.

Doesn't sound like it will make a great master bedroom. Would a ground floor extension be possible?

I would do that if unable to have a loft conversion.
Lots of houses round here have converted garages. I don't see it would reduce value as could always be converted back/ no one uses their garage anymore for a car/ potential buyers will more than likely be glad of the extra room.
