Feeling Annoyed, our offers been topped by someone else

Just that really, found a lovely property which our offer was accepted on yesterday, had to Shock that the estate agents were working on a Sunday lol but anyway this morning they've rung me to say someone else has put an offer in this morning and they have to put it forward to the vendor, but no idea if it's more than our offer or not and if so by how much cos they won't tell me, I'm so annoyed, I thought once a property was sstc then that was it??

Haven't even heard back from the estate agent whether or not we are still in the running or not Sad or even if we have the opportunity to put in a counter offer. I'm even wondering if this has all been fabricated by the EA's to get more money (& commission) but I have no way to prove that do I??

Unfortunately this is just how it works. Until you've exchanged contracts then anyone can make an offer and the estate agents legally have to pass it on to the vendor.

Fingers crossed the offer won't be better than yours and you can buy your house!!

They do have to put offers forward legally. They will probably let you put in a counter offer though.

The English system is crap like this.

I would ring up the estate agents and find out what is happening. So that if you need to you can make a counter-offer

They do have to put other offers forward. We lost out on a property when this happened after we had already incurred more than £900 on a full survey. It was so upsetting.
Even if the offer is the same amount as yours, they might be in a stronger position - cash buyers or mortgage offer in place. Some sellers are more interested in your ability to proceed quickly than in getting the absolutely highest price so, if you are able to move quickly, do go back to the agent and stress the merits of your own offer. Now it's gone to final offers Sad was already getting towards the top end of our budget, and that's allowing for what needs doing too, have put it in and hopefully find out if we've been successful by tomorrow

Guess if it's meant to be, it'll be ..

We didn't get it. The other people s final offer was over the asking price, just so annoyed, was perfect in nearly every way, cannot believe that even though the sale was agreed someone can just come along and put in another offer

Sadly that's what sold subject to contract means. At least it happened early before you instructed surveyors and incurred cost.

It's such a crap system, and it's such a horrible position to be in.

Next time,Alex an offer contingent on the vendors taking the house off the market if they accept it. Tbf, this only works with asking price or over offers though.
