Is it important to put a house on the market before the Easter weekend?

It just seems an important weekend really I dunno why...

If possible I'd try and get it on before. It does seem like a lot of people wake up from winter and the Easter weekend gives people more time for viewing.

But school holidays can mean a lot of families are away. Spring is thought of as the busiest time of year for house buying though.

So may be the Tuesday after easter wouldn't be too bad

The house is a bit confusing too much downstairs and not enough bedrooms (but plenty of room to expand)

I would try to get it on before. School holidays here are a but strange in that easter weekend isn't in the middle of the school holidays as it usually is, its right at the very end, so easter Sunday is 16th, schools go back Tuesday 18th. I think even if people are away for the schools hols (and its not everyone by any means), then they'll be back. I think if you're not away its a perfect opportunity to house hunt so you've got nothing to lose by getting it on before.

I have 200 odd costumes to sort & hang before we move & DH has a show on good Friday so may not be able to help be pack the spare furniture into the storage before then

I'll have to have a think I guess

When we were selling our house 2 years ago the Easter weekend was one of our busiest for viewings. If people are planning on moving/buying a house I would generally say they probably won't be going on holiday too...

Make sure you guide the downstairs space so it all looks like it has a purpose - living room / playroom / music room / study etc

I'm trying really hard to designate areas but it's quite open plan

Not sure you NEED to paint the door, but if you so sage green or grey are quite in vogue for front doors

The front door looks fine to me. Concentrate on defining the layout - people viewing in a limited time often can't use their imaginations to see the rooms how they could be.

That is undercoat - it needed sanding filling & painting

I was going to use white as the facia & door surround is white - but I think I should get a different colour

I have a gym/mancave/office in one room & currently the next room is for sewing!! Dining table & settee in there I think

Then I have dining kitchen, summer lounge/dining room, Office/Gym, lounge & utility with 2 neds & a bathroom upstairs Grin

Had fence installed today and the gravel boards on one side have these all over them. The rest are smooth like they should be

I wasn't sure anyone would want to view at Easter when we sold two years ago but we were inundated!
So yes, if st all possible get it up before.

I wouldn't rush putting your house on prior to Easter if it's currently cluttered and generally not ready. Have you consulted with an EA yet as some take a while to get photos, floorplan etc done. Get it ready quickly (declutter etc), consult several EAs and put it on as soon as you can. If you can get it done before Easter then great but I think the priority is for it to looknits best. Your EAs will each be able to give you ideas regarding what layout buyers like but I would suggest lounge, kitchen/breakfast room, dining room, office. So maybe move out the gym stuff to create a proper study and the sewing stuff to creat a proper dining room. If you post some photos I'm sure you'll get lots of input to help. The front door looks fine white. I don't think it particular needs a colour.

The rooms are a bit big for sole purpose- 25 by 12 & 16 by 16

The 16 by 18 has a bay/alcove that has the office in - I could partition it off with a screen but if I took the gym out the rest of the room (16 x 12) would have just a leather chair in

The current sewing room has an 8 ft cutting table which will convert into a (6 person) dining table (with the leaves put away) & a sofa bed plus tonnes & tonnes of storage - there is also a small (4 person) dining table in the kitchen

I used to run a business from home so neede lots of space - it would make a perfect granny flat or enough space for another small business

Are those 3 photos of the same room? If so could you make it into another bedroom with the sofa bed? And those teak looking cabinets? Would that work with the general flow if the house? I think having it so multifunctional (gym/office/man cave) will end up looking like a dumping ground - however it sounds like a great space so viewers will be able to make it into what they need. Although I have heard that rooms sell better if dressed so that viewers can immediately visualise how the room could be used. There's nothing wrong with a room being a sewing room/craft as that could be converted to a study, or a business area as you suggest. I'd definitely get EAs around and ask them as they'll know the demographic of buyers in your area

Yes it's the room off the lounge so possibly not a bedroom but then the other room (currently for Sewing) is off the kitchen

I could make that room the dining room with the office to the side of it - but then what do I do with the big room?

I have a spare wardrobe & single bed & bedside tables (all pine) - I could use them at the end of the big room - using the wardrobe as a room divider (it wouldn't reach the ceiling tho'
