What is your asking price vs what you hope to get?

We are going on the market shortly and have just started having agents round to value.
We hope to get somewhere between £415 and £425. Agents have suggested so far asking price of £450 another £435 and another offers over £420.
So tell me please. Asking price, what you want ( and maybe even what you got). Fyi its a 4 bed detached, half an hour to Euston, outstanding primary.

We just got 5 less than asking. I think we had it on at the lower end though so I'm not that thrilled. DH is.

I'd got with 450 if it were me.

We were valued at £350k, went on at £375k as neighbour said she was going on at £450k. Dropped to £350k after 4 weeks. Expected £325k. Got £350k.

I hate "offers over" so I'd go on between £435 and £450.

Hate offers over too although I'm seeing it more and more around here. Sold about a month ago, valued at 340-350k so went on at 350k got 370k. Severe shortage of properties on the market hence desperate buyers!

Blimey. Its a minefield. We are relocating to another area. We are fairly certain that we will have little problem selling due to lack of supply but dont want to over do it and put people off. At the same time we dont want to sell ourselves short and regret it!

Go £445 then...

You can drop it after 2-3 weeks if you're not getting viewings. Have you looked at recent actual sold prices for comparable properties?

we started at £220k and sold for £206. Disappointing as we bought for 180 in 2006 and spent about 40k on it.......

I have looked at every sold price in area for the last year. The nearest recent sold for £425. It was on as offers over £400 and sold within days. Makes me wonder if they now think it was a bit underpriced. Maybe we will go with £435 and see what happens. Need to sell quickly as i have a 9 year old and teenagers and keeping it in a fit state for viewing might kill me.

2 agents both recommended 210 to me and one said 235. We want on at 225 which I had actually decided before any skewness came round. I wanted 220 but we actually ended up with loads of viewings and an offer of 225! Of course DH now thinks we should have put it on for more but I think we priced it right.

I'm looking for somewhere to buy and offers over really pisses me off and I just ignore it and have offered less on 2 houses!

"Offers over" really bugs me. Don't know why.

I'd put it on at £435k. It might hang around for a while at £450k which would be stressful.
