Depends on the ages of your children. I wouldn't be able to relax with that pond/lake across the road.

It's a canal.

Kids are almost 6, almost 10, almost 12, 13, 19 at home.

Fairly vague question!

I personally really dislike new houses like this which don't have much personality and look like they're built on an estate of similar non-personality houses

That said, bedrooms are decent sizes, really like the split staircase and you get an awful lot for your money (compared to me in London!)

Are you thinking of buying it Op?

@purpledaisies I agree. It's beautiful but has no soul, that's what I couldn't put my finger on.

I think it's a lovely house, don't like how they have furnished it, I think it could look a lot nicer.
I probably prefer the second one, but living in a newer house has a lot of advantages in terms of low running costs, comfort and lack of maintenance!
I would make a decision based on which one you could add value to also which area was likely to go up in value more.

I would say - it is soulless - and these houses are difficult to sell when so many are exactly the same - people who want new houses - want New - not lived in by a big family or they like to pick the kitchen etc off plan

The other looks good - lots of potential - no worries over the river or muddy books on the new carpets

I like the second one!

Which is more convenient for shops doctors school etc?

All the roads seem to refer to water

I know you said it was a canal (which one is it?) but would worry me that they might be on a flood area as the names of roads quite often give a clue to the area where they are built iyswim

Have you or any friends lived nearby so know what was there 20 years ago or before they were built?

Was it a clay producing pit or whatever they are called where they used to dig to collect clay to make bricks etc?

On the house it seems lovely esp the staircase and double height hallway if you are a fan of new build houses

No idea how it is with the price as I don't know the area but quite a big house SmileSmile

I am not crazy about new builds. It has 5 small bedrooms and a poxy garden. A lot for the money though! Where I am, you wouldn't even get a tiny 2 bed for that price.

The decor lacks any style, but that wouldn't necessarily put me off.

It looks very nice but if I was looking to be critical...
It strikes me that the builder has tried too hard to put features of larger houses in a too small space e.g. having the stairs in the middle of the hall to make a galleried landing, leaving that silly little cooey at the side of the stairs, it would have been better to put them against one wall and make the hall wider.
Same in the kitchen, the space where the table is is not really big enough for a family table (and no doubt why they have used a glass table so it is less obvious) particularly as it has cupboard doors that open on that side
They seem to have used the dining room as a study, have you checked you could fit dining room furniture and storage in?
In picture 16 (is that the master?) they have blocked the wardrobes with the sofa so you may not be able to fit one in in practice
Bedroom 5 is used as a library/study, does a bed and storage fit comfortably?

Having said that I quite like it as new houses go Grin

Lia, house 1 may be a flood risk? Check out the environment agency website. House 2 may be a bit dark, but worth a visit, I reckon. All the best with your search Smile
