Moving Dilemma

Looking to move this year but unfortunately market is very slow at mo and We've not seen anything suitable in the area we like (every estate agent I've spoken to has said it's a seller's market at mo but should pick up). I know my house will sell quickly - they are put up and sold within days / couple weeks in my road - so my question is should I put mine up anyway or wait and see if I can see a suitable property for us first and if so should we put an offer in (without having put ours up but knowing ours will sell quickly?) just worried that we will sell ours and have nowhere to go :-/ any advice would be appreciated.

Do the Was think things will pick up at a particular time? E.g. after half term or at Easter? If so, put yours on just before then and if you have an offer you're in a stronger position when viewing yourself. As soon as you've accepted an offer and tell the local agents your position, tell them you're actively looking and want to move quickly. You might be able to view suitable houses ahead of others.

You definitely need to put yours up first. If it's a seller's market, no one will take your offer seriously if you're not under offer yourself. They might not even offer you viewings. And certainly you wouldn't be able to compete with other buyers who are in the process of selling their property already. I'd put your house on the market and just live with the chain. Our last chain took 6 months to complete... One of those things.
