What's wrong with my house?

Name changed for obvious reasons. House has been on the market for 2 months and no one has enquired about it after seeing it online. We've had a couple of time wasters sent by the EA, but no real interest.
We put it down to Christmas quietness but other houses have been listed and sold in the meantime in the same price bracket.
Any tips as to what is wrong with either the house or the photos?

Looks nice to me. Agree - remove armchair from photo and possibly closest dining chair. It looks lovely and clean and tidy; perhaps you need to make more of the storage to prove that it is big enough with a family's worth of stuff. Remove washing line.

Agree re the armchair - makes what looks like an awkwardly shaped lounge on the floor plan look really awkward in reality.

You need pictures/mirrors on the walls and some colour in the kitchen and bathroom which are very bland at the moment. Some plants and things. It just doesn't look very cosy atm, esp that bare kitchen window.

It's immaculately kept, though - ready to move into and you'd think someone would snap it up. But in my experience, people aren't very good at imagining what a house would like with their stuff in it and need your stuff in it to give them a guide.

Its quite bland inside. You need some mirrors and artwork on the walls. Also is it in Lakeside rather than Glascote? Some purchasers would prefer one location over the other.

How big are other properties around the same price bracket? My parents house has just sold for around £25,000 less than yours but the rooms are bigger with a more mature garden. Theyre over in Wilnecote.

It seems overpriced.

The last 2 sales in your road were for 3 storey houses which seem much bigger and they achieved around your asking price (£176k and £183k).

Looks like the last house with the same layout as yours sold for £152,000 at the end of 2015. Unless there has been a massive hike in prices, it seems unlike that its worth what you're asking.

It's a lovely house, I think you just need to lower the price.

The estate agents description doesn't help you. I'm sorry but it is not 'deceptively spacious' and does not have 'three good size bedrooms' - the third bedroom is barely big enough for a single bed.

However I expect the real issue is price - I don't know the area at all but looking at the recently sold properties the ones at over £175k look bigger than yours. Just looking at those suggests the price should be more like £150k. Have the estate agents explained the rationale for the pricing and why there hasn't been any interest?

It might just be me but I get suspicious when there are no measurements on the floor plan (especially when the description says "deceptively" spacious everywhere!).

Normally when a house doesn't even attract attention it's because it's over priced. Priced correctly everything sells. Priced correctly people view. I suspect you need to drop the price to get people through the door. Looking at other properties that have sold, your rooms look smaller, which could be the pics, and the kitchen needs more work. These are things you can't change, but can impact the value.

Floor plan gives no idea of scale. Adding in sanitary ware in bathrooms and cupboards in kitchen gives you a better feel of size. For example, your en suite looks like a cupboard in the plan.
Photos aren't great, showing corners of rooms. Agree chair blocking doorway looks bad.
Photos of kitchen, photo of dining table. Isn't clear that it's a combined kitchen diner.

Have no idea if price is right for area.
If you're getting no interest, it's most probably overpriced

I like your mirrored chest of drawers in the bedroom - where's it from?

Are peopoe being put off by no separate shower? Oh, just seen there is - poor photo of loo cistern and towels on wall - could EA take a pic of the shower too?

I like it. Looks v well kept. Potential buyers should be able to imagine their stuff in your house if they have an ounce of nous.

Is it the price? I haven't looked at comparable ones.

It's a bit bland. It needs more accents, preferably not bright pink curtains. Fireplace needs a mirror over it, or pics on the wall. Other than that it's a lovely home.

i agree with the chair, it seems oddly placed.

Main thing is the pink bedroom. The rest of your house is neutral, i could move straight in with no redecorating. I said this on another thread about a non selling house with similar issues- you're house is aimed at those who don't want to be redecorating, with the pink bedroom you're restricting your market to a family with girls, who like pink (i don't). A family with boys will need to repaint immediately in case he catches the gay.

I've briefly searched in Rightmove for houses in Tamworth between £170-180k and I wonder whether you are slightly over priced? If I were looking in that price range there are larger properties on the market which I would view first.

The armchair is blocking the door
Repaint the child's room white/neutral
Something to brighten the bathroom up

no photo of 3rd 'bedroom', 2nd bedroom looks messy with stickers on the wall, it is not 'deceptively spacious' judging by photos, and poor copywriting to use the same phrase twice.
I'd be on the phone to the EA to ask for better photos, dimensions on the floor plan and articulate prose.

I dont know about the price range you are asking for BUT for me (who is looking atm for a 3 bed) i wouldnt even view as its just too small. I think the decor is good and a blank canvas for whoever moves in. But you cant move walls!

I think the house looks immaculate. However, I would get some nice bright accessories for the kitchen, repaint the children's room one neutral colour (but keep the bunting), hang a nice big mirror over the fireplace & grab some cheerful cushions for the chairs.
