Can anyone give me some ideas about this layout?

Hello!

Posted in chat but had no replies so thought I'd give it a shot where it actually should have been! Blush

We're currently trying to buy this house... and DH and I are having trouble seeing that a ground floor extension (to the front and across the back, effectively making a square) could give us what we need?

The agent said that it would be very easy to create a large kitchen diner, utility, downstairs wc and small study... but drawing it out with little to no vision is tricky!

Is anyone good at this! 😉

Keeping a separate sitting room would be ideal too... but it's hard to see where a toilet etc would go? Leaving enough space for a large room to effectively live in?

Top of head: back square infill + current utility and kitchen --> new huge kitchen diner; current front reception into study; front square infill into new utility and cloakroom.

I'd put a study in new front infill. Move kitchen to current back room behind dining room so the three rooms run into each other and could be opened (double doors) into one large space, sitting, dining, kitchen.
I'd turn the current utility and kitchen into utility/downstairs toilet and the back infill into playroom/second sitting room.
