Moving to Prestwich/Whitefield - advice and local area knowledge please!

Hi

We're looking to move to Prestwich/Whitefield in Manchester and are first time buyers. We're looking for 3 bed house, within 10 mins walk from a tram stop (because I don't drive), with a good sized garden, preferably not on a main road.

We've seen quite a few houses in the area within our price range but the problem is we don't know the area well enough to gauge whether these houses are in a good location! We recently viewed a property on a street called The Meadows, which ticked all our boxes but were worried about the safety of the street in the dark.

Does anyone know the area well who can give us some advice on which roads to look at, and which ones to avoid? Which ones are council estates for example?

Our budget ranges from £150k, to £220k. So Scholes Lane for example is probably out of our price range.

Thanks in advance - we're really struggling with this!!

Hi we had been looking in Prestwich, but ended up buying our rental house which is closer to the city. Clifton Road and Gardner Road are really nice, as is Mellor st, however if you go further down towards the Clough it is a little rough around the edges. Wilton st in Whitefield is nice as well. Those are the roads that really stood out in my memory as being nice, and close to the tram.

If you want to avoid council estates, and the "rougher" parts (though to be honest none of it is that bad), avoid Polefield in Prestwich and the Victoria Estate in Whitefield.

The area around Heaton Park metro link station is ok and fairly affordable.
