Is anyone clued up with mortgages/moving to second house?

I'm quite confused and could do with some advice Grin

We have seen our dream house. We were not thinking of moving and I have no idea how to go about it. We have lived in our current house 2 years.

Firstly, how does it work? Do we have to go through the whole mortgage process again?

How would I be able to tell if we have enough money in our existing property to be able to move up?

Finally I am on maternity leave, due to return February. How will this effect things as I don't have pay slips etc?

Get your house valued. Talk to a mortgage broker. They will tell you what sort of mortgage you can get/afford and what your monthly payment will be. They can also advise/sort out the maternity pay stuff. If you're going back to a job, it's unlikely to be an issue.

We have just checked online and don't meet the affordability, we have enough equity but my maternity effects the amount we can borrow Sad

Bit sad but hopefully something will come up when I'm back at work.
