Trying to find somewhere in Edinburgh!

Hi,

I'm hoping you guys can help us out here. We are moving from Sheffield upto Edinburgh in the next few weeks due to a new job. We are going to sell our current house (couldn't do with the hassle of renting it out since we live so far away) and rent somewhere short term whilst we find somewhere to buy. We are both in our 30s and like city living but also love exploring, big walks, etc. We have 2 little Cockerpoos which I expect will remain out only children! We have a budget of unto £240k. I like the thought of having a nice flat but I am getting really confused with all the mortgage issues e.g. if its more than 5 storeys tall its difficult to get a mortgage, is this correct? If so, why are there so many high rises in Edinburgh? And what would you guys recommend? New build or an old flat?
Thanks for taking the time to read this, I am really grateful, I am nearly tearing my hair out with all the stress!

It all depends on the location. If you are prepared to live outside the
centre you will have more choice bearing in mind new(er) builds on the outskirts attract families ON THE WHOLE.
The city has some fine robust stone built older properties but at your
budget you would struggle for one in a central area so for a flat
say in Morningside (good area) you would be looking at a tenament
and with outside space as you have a dog.
It appears that many central new and old build just have communal gardens and the description of a private garden at the front needs
checking out.
West and South Edinburgh are the best areas and Portobello to the East
is up and coming (used to be dirt cheap).
Liberton and Currie - good walks.
Kirkliston village cheaper
No idea about mortgages

Come out to east Lothian. Plenty places for walks. You can get a house with garden for your budget. Good transport links into Edinburgh for work and clubs/pubs etc.

Thanks that was helpful. It all feels a bit bewildering when you aren't in the area. Ill be working at the hospitals, is the commute from the outlying towns that bad? I can drive, but suffer from road rage ; ) so would rather use public transport. Is this going to be an issue for me?
I like the thought of a tenement, are they mainly freehold? Does that mean we have to sort out repairs amongst ourselves?
Like before, I'm grateful for any response, and for the people that already have.
P.S. Anyone want to sell me a house/flat?!

This is a great spot, not far from town and on the doorstep of a lovely big park. A wee bit over your budget but the area is worth keeping an eye on.

Another thing you need to watch in Scotland esp with flats is whether
they are"factored" or not eg charges for maintaining communal parts
Scotnet has examples of this encountered by Mumnts.
Perhaps email a few agents and ask for new stuff coming on the market?
Get a map of the hospital area and see what areas are near?

Look around willowbrae, restarting, Durham, (basically Edinburgh East) good links to town, lots of green space, OK prices.
